Short-term rental and Airbnb management in North Miami Beach

North Miami Beach sits inland from the ocean, between Aventura and North Miami, with single-family neighborhoods, townhouse rows and mid-rise condos along the Snake Creek Canal and near Biscayne Boulevard. Despite the name, most of the city is on the mainland side of the Intracoastal Waterway, a few minutes’ drive from the beaches of Sunny Isles Beach.

The city’s code is strict about short stays in houses. Property management in North Miami Beach therefore splits by property type: single-family homes and townhomes are limited to a few short rentals a year, and the rest of the year is better spent on furnished stays of more than three months or on annual leases. Our short-term rental management plans around that from day one.

Where guests come from

Oleta River State Park, on NE 163rd Street, draws mountain bikers, kayakers and paddleboarders to its mangrove trails and bay shoreline. The Ancient Spanish Monastery on West Dixie Highway, a 12th-century cloister rebuilt here stone by stone in the twentieth century, brings tour groups and weddings.

Healthcare drives longer stays. Jackson North Medical Center, part of Jackson Health System, is on NW 170th Street, and contract clinicians on assignment there are a natural fit for furnished stays of a few months. Aventura Mall and Brightline’s Aventura station are a short drive north, and both Miami International and Fort Lauderdale-Hollywood International airports are within reach.

North Miami Beach short-term rental rules

City Code §24-90.1 makes it unlawful to rent a single-family home or townhouse to others more than three times in any 12-month period for a term of three months or less. Renting more often creates a rebuttable presumption of a violation. A limited number of properties kept legal nonconforming status under Ordinance 2009-25; their business tax receipts allow shorter stays only so long as no rental is under seven days and ownership does not change.

Every rental of less than three months requires a city certificate of registration. Each stay must be under a written agreement with the start and end dates and each tenant’s contact details, kept for a year afterward. An owner, manager or licensed real estate broker or agent must be reachable 24 hours a day, and only the entire home may be rented, not individual rooms. Advertising a rental that breaks the rule creates its own presumption of a violation.

Fines are $500 for a first violation and $1,000 for a repeat within 12 months. Combined with another code violation, they rise to $1,000 and then $5,000 with a one-year suspension of the business tax receipt or registration, and recorded fines become a lien on the property. A state DBPR vacation rental license is also required for transient rentals.

Taxes on North Miami Beach vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Miami-Dade’s 1% surtax from the state’s DR-15DSS for 2026. The state’s DR-15TDT chart lists Miami-Dade’s local transient rental tax at 6%, which the county splits into a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax.

Common questions

North Miami Beach vacation rental management — FAQs

Is Airbnb legal in North Miami Beach?

For single-family homes and townhouses, only in a very limited way. City Code §24-90.1 makes it unlawful to rent one of those homes more than three times in 12 months for three months or less, and each short rental needs a city certificate of registration. A small number of properties kept legal nonconforming status under Ordinance 2009-25, with a seven-day minimum.

What taxes apply to short-term rentals in North Miami Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026) and Miami-Dade's 6% local transient rental tax (DR-15TDT): 3% convention development, 2% tourist development and 1% professional sports franchise facility tax.

What are the fines for an illegal short-term rental in North Miami Beach?

$500 for a first violation and $1,000 for a repeat within 12 months. When the rental also breaks another code provision, the fines are $1,000 and then $5,000, with a one-year suspension of the business tax receipt or registration. Unpaid fines can become a lien on the property.

Does advertising a house on Airbnb count against me?

Yes. Under §24-90.1(E), advertising a single-family home or townhome for a rental that breaks the rule creates a rebuttable presumption that the property is being used illegally. An owner can answer it with a sworn affidavit that the home was not rented that way.

Do you manage mid-term rentals in North Miami Beach?

Yes. Furnished stays of more than three months fall outside the three-rentals-a-year limit for houses and townhomes, and we manage those and annual leases with licensed brokers handling the leasing.
