Vacation Rental & Airbnb Management in Miami-Dade County, FL

Miami-Dade is a county where the city line decides almost everything about a rental. Miami Beach bans short-term rentals in every single-family home, Coral Gables requires leases of at least six months in residential zones, Doral sets a seven-day minimum and Key Biscayne a fifteen-day one, while Sunny Isles Beach licenses condo rentals unit by unit. Florida Hosts checks the city, the building and the association before listing anything, then runs Airbnb management, furnished mid-term stays or annual leases to fit what the address allows.

Local vs. national

The Miami-Dade County advantage: local knowledge at every level

A national platform prices Miami-Dade County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Miami-Dade County short-term rental rules

Each city sets its own short-term rental rules, and several are strict: Miami bars single-family homes and duplexes in its T3 and T4-R zones and requires a lodging Certificate of Use, Miami Beach allows short-term rentals only in approved zones, and Coral Gables does not allow stays under six months in residential areas. In unincorporated Miami-Dade, County Code §33-28 requires an annually renewed Certificate of Use for any vacation rental of less than 30 days, with inspections. A Florida DBPR vacation rental license applies everywhere, and each rental registers separately for county tourist taxes with the RER Business Section.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Miami-Dade County STR management — FAQs

What tourist taxes apply to vacation rentals in Miami-Dade County?

Outside Miami Beach, Surfside and Bal Harbour, the county collects 6% on rentals of six months or less: a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax. Miami Beach pays the 3% convention development tax plus its own 4% resort tax. These are on top of Florida’s 6% sales tax and Miami-Dade’s 1% discretionary sales surtax.

Do I need a county permit to run a vacation rental in Miami-Dade?

In unincorporated Miami-Dade, yes. County Code §33-28 requires a Certificate of Use before a property is offered for stays of less than 30 days, renewed every year and subject to inspection. Inside a city, that city’s rules apply instead, and Miami-Dade says a business located in a city needs both a city and a county business tax receipt.

Which Miami-Dade cities restrict short-term rentals the most?

Coral Gables does not allow stays under six months in residential zones, and Miami Beach bans short-term rentals in all single-family homes and many apartment buildings. Doral prohibits rentals under seven days, Key Biscayne sets a 15-day minimum, and North Miami Beach limits houses and townhomes to three short rentals in 12 months.
