Destin, FL

Why Destin — and what it means for your property

Airbnb and short-term rental management for Destin homes and condos, run to the city's annual registration, occupancy and signage rules and Okaloosa County's 6% tourist tax.

Destin sits in Okaloosa County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Destin

  • City registration required for single-family homes and, since 2025, condo units
  • Overnight occupancy capped at two per bedroom plus four, and never above 24
  • Henderson Beach State Park, Destin Harbor and the East Pass inside city limits
  • Destin–Fort Walton Beach Airport (VPS) serves the city
  • Okaloosa County's 6% tourist development tax on stays of six months or less

How mid-term rental management works in Destin

What mid-term rental management is

A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.

For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.

Why mid-term works so well in Florida

Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.

Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

What mid-term rental management looks like in Destin specifically

A 30-day furnished stay in Destin is still a short-term rental under city law. The city code defines a short-term rental as any occupancy of a single-family dwelling from one day to six months, and Article VI(A) covers condo units rented for 180 days or less, so a mid-term tenant does not take a property out of the annual registration.

The difference is at the state level: a stay of 30 days or more falls outside Florida’s definition of a transient public lodging establishment in §509.013, but rent for six months or less still carries the 6% state sales tax under §212.03, the county surtax and Okaloosa County’s 6% tourist development tax.

Want the whole property handled, not just mid-term rental management? Destin property management covers short-term, long-term and everything between — one team, one point of contact.

Destin questions

Owning and renting in Destin

Is Airbnb legal in Destin?

Yes, with city registration. Destin Code Chapter 13, Article VI makes it unlawful to rent a single-family home (including townhomes and duplexes) for one day to six months without registering with the city each year, and Article VI(A), added by Ordinance 24-23-CC in March 2025, does the same for condominium units rented for 180 days or less. A Florida DBPR vacation rental license, a city Business Tax Receipt and a state sales tax number are also required. The city's FAQ lists the zoning districts where short-term rentals are generally allowed, so we check the parcel first.

What taxes apply to short-term rentals in Destin?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Okaloosa County's 1% discretionary sales surtax (DR-15DSS, 2026) and Okaloosa County's 6% tourist development tax (DR-15TDT). The tourist tax is registered and paid with the Okaloosa County Clerk, not the state.

How many guests can stay in a Destin vacation rental?

For single-family short-term rentals, Destin Code §13-117 sets overnight occupancy at the lesser of two persons per bedroom plus four, or 24 persons per rental. The city's FAQ applies the limit from 10:00 p.m. to 7:00 a.m.; a three-bedroom house is allowed 10 people overnight.
