Islamorada, FL
Why Islamorada — and what it means for your property
Islamorada caps vacation rentals at 331 licensed units, sets a seven-day minimum in residential subdivisions and retires a license when the home is sold. We manage within those limits.
Islamorada sits in Monroe County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Islamorada
- Village vacation rental license required for any stay of 28 days or less
- Village-wide cap of 331 licensed vacation rental units
- Seven-day minimum stay in residential subdivisions
- A license is retired when the home sells at arm's length
- Theater of the Sea, the History of Diving Museum and three island state parks
How short-term rental management works in Islamorada
What short-term rental management actually covers
Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.
We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.
Pricing every night, not once a season
Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.
We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.
What short-term rental management looks like in Islamorada specifically
Short-term rental management in Islamorada works inside a fixed ceiling. Village Code §30-1295 allows up to 331 single-family and multifamily vacation rental units in total, ranks priority by how many months each unit has paid the Monroe County tourist development tax, and bars new units in the Residential Medium land use category, mobile home parks and the settlers' residential district.
A license also does not survive a sale. Under §30-1296 it is retired when the home changes hands in an arm's-length sale, with an exception for transfers to the owner's spouse or children, and a new owner must qualify again under the cap and the assessed value test. For 2027 applications, the Village lists $777,600 for Residential High and Mixed Use and $1,166,400 for Residential Conservation, Residential Low and Airport.
Licensed units renew every year with a $1,325 fee and a fire inspection by the Village fire chief, and each needs a property manager living in the Village plus a secondary contact in Monroe County north of the Seven Mile Bridge. Under §30-1297, every unit must be evacuated as soon as a hurricane warning is posted for any part of the Keys.
Want the whole property handled, not just short-term rental management? Islamorada property management covers short-term, long-term and everything between — one team, one point of contact.

Islamorada questions
Owning and renting in Islamorada
Is Airbnb legal in Islamorada?
Only at a home with a Village vacation rental license. The Village Code defines a vacation rental as a stay of 28 days or less, caps licensed units at 331, and in residential subdivisions sets a minimum stay of seven days unless the property is in a tourist commercial zoning district (Village Code §§30-1292 to 30-1297).
What taxes apply to short-term rentals in Islamorada?
An Islamorada booking of six months or less owes 12.5% in tax: 6% Florida sales tax (§212.03), 1.5% Monroe County discretionary sales surtax (DR-15DSS, 2026) and 5% Monroe County tourist development tax (DR-15TDT). The Village requires proof of an active Monroe County tourist development tax account with every license application.
Does an Islamorada vacation rental license transfer when I buy a home?
No. Under Village Code §30-1296, the license is retired when ownership passes in an arm's-length sale. A transfer to the owner's spouse or children is the exception. A buyer has to apply as a new unit under the cap and the assessed value test.
