Vacation Rental & Airbnb Management in Brevard County, FL

Brevard County is the Space Coast: Kennedy Space Center and Cape Canaveral at its north end, Port Canaveral beside them, and a chain of barrier-island beach towns running south toward Melbourne. We manage registered vacation rentals in Cocoa Beach, where the city runs one of the more detailed rental ordinances on this coast, and short-term, furnished and annual rentals in Melbourne on the mainland. Each city keeps its own rules, so the county tourist tax is the one constant across both.

Why Brevard County

Port Canaveral is home to seven cruise lines, and passengers book nights before and after sailing in Cocoa Beach and nearby towns. Kennedy Space Center Visitor Complex on Merritt Island sells launch-viewing tickets, so launch days bring their own visitors. Further south, Melbourne Orlando International Airport, Florida Institute of Technology and the beaches across the Melbourne and Eau Gallie causeways keep Melbourne busy outside the cruise and launch crowd.

Local vs. national

The Brevard County advantage: local knowledge at every level

A national platform prices Brevard County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Brevard County short-term rental rules

Rental rules in Brevard are set city by city. Cocoa Beach requires every vacation rental to register with the city, renew each year, pass an inspection after each renewal and keep occupancy within its cap, and it penalizes listings that advertise more guests than allowed. We did not find a comparable vacation rental ordinance in the City of Melbourne code. Every vacation rental in the county still needs a DBPR license, and Brevard collects its own tourist development tax.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Brevard County STR management — FAQs

What is the tourist tax on a Brevard County vacation rental?

Brevard's tourist development tax is 5% on rentals of six months or less (DOR DR-15TDT), on top of Florida's 6% sales tax and any county surtax. The county's Tourism Development Office says voters first approved the tax in November 1986.

Who collects the Brevard tourist tax?

The county collects it directly rather than the Florida Department of Revenue, so owners register with Brevard County as well as with the state for sales tax.

Does Cocoa Beach have its own vacation rental rules?

Yes. Chapter 26.5 of the Cocoa Beach code requires city registration, annual renewal, an inspection after each renewal, an occupancy cap of two per bedroom plus two or eight in total (whichever is less), a four-vehicle limit and a 24-hour contact for emergency personnel.
