Vacation Rental & Airbnb Management in Volusia County, FL

Volusia County runs from Ormond Beach through Daytona Beach to New Smyrna Beach along the Atlantic, with DeLand inland as the county seat. Its three coastal cities each draw their own line on short stays: Daytona Beach keeps transient rentals to its Tourist and certain redevelopment districts, New Smyrna Beach lists the exact districts where stays under 30 days are allowed, and Ormond Beach bars transient lodging in every residential district. We check the zoning of each parcel before taking on a home here, then manage oceanfront condos and eligible homes for short stays and steer the rest toward longer leases.

Why Volusia County

Daytona International Speedway sets the county calendar: the Rolex 24 At DAYTONA in late January, the DAYTONA 500 in February, Bike Week At DAYTONA in March and the Coke Zero Sugar 400 in late August, with Supercross, the DAYTONA 200 and festivals in between. Outside those weeks, guests come for the beaches from Ormond to New Smyrna, the Ocean Center convention hall, Embry-Riddle and Bethune-Cookman, and Canaveral National Seashore south of New Smyrna Beach.

Local vs. national

The Volusia County advantage: local knowledge at every level

A national platform prices Volusia County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Volusia County short-term rental rules

Volusia County collects its own tourist and convention development taxes, and its revenue office states that registering for the tax does not mean a short-term rental is permitted; owners are told to check city and county zoning. The county code notes that its home-business rules do not override restrictions on short-term rentals that are not preempted by Chapter 509. In practice, the coastal cities set the rules: Daytona Beach and Ormond Beach limit transient rentals to specific tourist and commercial districts, and New Smyrna Beach allows stays under 30 days only in districts it lists by name.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Volusia County STR management — FAQs

What is the tourist tax on a Volusia County vacation rental?

Volusia's local transient rental tax is 6% on rentals of six months or less (DOR DR-15TDT): a 3% countywide tourist development tax under §114-32 of the county code, plus a 3% convention development tax levied in the Halifax, Southeast Volusia and West Volusia districts. That is on top of Florida's 6% sales tax and any county surtax.

Who do I register with for the Volusia tourist tax?

Volusia County Revenue Services collects the tourist and convention development tax directly, so owners open an account with the county as well as registering for sales tax with the Florida Department of Revenue.

Can I run an Airbnb anywhere in Volusia County?

No. The city where the property sits decides. Daytona Beach and Ormond Beach do not allow transient rentals in their residential districts, and New Smyrna Beach allows stays under 30 days only in listed districts. We confirm the zoning for each address before listing.
