Short-term rental and Airbnb management in Ormond Beach

Ormond Beach is a quieter, mostly residential neighbor to Daytona Beach, with oceanfront condo towers along State Road A1A and established single-family streets on both sides of the Halifax River. For vacation rentals, the city draws a hard line between those two kinds of property, so the first question is always which side of it a home falls on.

Property management in Ormond Beach therefore runs on two tracks. Oceanfront condos in buildings zoned for transient lodging can work for Airbnb management and weekly stays. Houses in the residential districts are long-term rental territory, and short-term rental management is not an option there under the city’s code.

Where guests come from

Ormond Beach calls itself the Birthplace of Speed for the early automobile speed trials run on its hard-packed beach, and Daytona International Speedway still drives the area’s busiest weeks: the Rolex 24 At DAYTONA, the DAYTONA 500 and Bike Week At DAYTONA each fill rooms across the Halifax area in winter and early spring. Bike Week visitors in particular spread north along A1A and US 1.

The rest of the year belongs to beach visitors, snowbirds and families. The Casements, John D. Rockefeller’s former winter home on Riverside Drive, is now a city cultural center. Tomoka State Park, North Peninsula State Park and the Ormond Scenic Loop draw paddlers, anglers and cyclists, and the Ormond Memorial Art Museum and Gardens sits on Granada Boulevard near the river.

Ormond Beach short-term rental rules

The city’s Land Development Code defines transient lodging as the short-term rental of any residential dwelling for less than six months. In the district regulations, every residential district, from the REA, RR and SR districts through R-1 to R-6, the NP district and the T-1 and T-2 manufactured home districts, carries the same line: use of dwelling units for transient lodging is prohibited to protect the residential character of the district.

Transient lodging is listed as a use in commercial districts including B-4 Central Business, B-6 Oceanfront Tourist Commercial, which the code describes as designed for oceanfront transient lodging and seasonal occupancy, and B-7 Highway Tourist Commercial. A vacation rental in one of those districts still needs a Florida DBPR license under §509.241, and condo documents can be stricter than the zoning.

Taxes on Ormond Beach vacation rentals

Stays of six months or less owe Florida’s 6% sales tax under §212.03, plus any county discretionary sales surtax. Volusia County’s local transient rental tax is 6% according to the Department of Revenue’s DR-15TDT: a 3% tourist development tax and a 3% convention development tax. Accounts are opened with Volusia County Revenue Services, which reminds owners that registering for the tax does not mean zoning allows the rental.

How Florida Hosts manages Ormond Beach rentals

For an Ormond Beach oceanfront condo, we run the listing, pricing around Speedway weeks, cleaning and maintenance with our own staff, and 24/7 guest communication.

Our Airbnb management fee is 18–25% of booking revenue, quoted in writing after we review the unit, and the free rental projection takes one business day. For houses in residential districts, we manage long-term leases instead, with licensed brokers handling the leasing, and we tell you plainly when a home is not eligible for short stays.

Common questions

Ormond Beach vacation rental management — FAQs

Is Airbnb legal in Ormond Beach?

Not in residential zones. Ormond Beach's Land Development Code defines transient lodging as the short-term rental of any residential dwelling for less than six months, and each residential district, from REA and RR through R-6 and the T-1 and T-2 manufactured home districts, says use of dwelling units for transient lodging is prohibited. Transient lodging is listed as a use in commercial districts including B-4, B-6 Oceanfront Tourist Commercial and B-7 Highway Tourist Commercial.

What taxes apply to short-term rentals in Ormond Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT), made up of a 3% tourist development tax and a 3% convention development tax under the county code.

Can I rent my Ormond Beach house by the month instead?

The city's definition of transient lodging covers any rental of a residential dwelling for less than six months, so monthly furnished stays in a residential district run into the same rule. An annual lease is the clear option for most Ormond Beach houses, and we manage those with licensed brokers handling the leasing.

Which Ormond Beach properties work as vacation rentals?

Units in buildings zoned for transient lodging, mostly along the oceanfront B-6 district on State Road A1A, and only where the condo association allows short stays. We confirm both before listing anything.
