About the region
Owning a rental in Space & Treasure Coast
This stretch of the Atlantic coast runs from Ormond Beach and Daytona Beach in Volusia County, through Cocoa Beach and Melbourne in Brevard, to Vero Beach, Fort Pierce and Stuart on the Treasure Coast. Guests come for very different reasons along the way: race weeks and Bike Week at Daytona International Speedway, cruise departures from Port Canaveral, rocket launches watched from Kennedy Space Center Visitor Complex, and long winter stays on quieter beaches further south. The rules change just as much. Some cities run vacation rental registration programs, some limit stays under 30 days or six months to named zoning districts, and some have no local ordinance at all beyond the state license. Florida Hosts manages short-term, Airbnb, mid-term and long-term rentals here, and every property starts with a check of the exact city code, the zoning district and the condo or HOA documents before anything is listed.
Three kinds of local rules
Cocoa Beach and Fort Pierce regulate vacation rentals with registration programs. Cocoa Beach requires city registration, annual renewal, an inspection after each renewal and an occupancy cap of two per bedroom plus two or eight in total, whichever is less. Fort Pierce requires an annual rental unit registration from the city clerk, a named manager who answers calls within one hour and listings that show the registration number, occupancy and parking.
Daytona Beach, Ormond Beach, New Smyrna Beach and Vero Beach use zoning instead. Daytona Beach permits rentals to transient persons for less than six months by right only in its Tourist and certain redevelopment districts, and Ormond Beach prohibits transient lodging in every residential district. New Smyrna Beach allows stays under 30 days only in districts it lists by name, and Vero Beach lists transient quarters only in certain commercial districts, Downtown and the Cardinal Drive/Ocean Drive overlay.
In Melbourne and Stuart we did not find a local vacation rental ordinance, so the Florida DBPR license and the state and county taxes are the baseline, with HOA and condo covenants deciding the rest.
Tourist taxes by county
Every rental of six months or less owes Florida’s 6% sales tax under §212.03, plus any county discretionary sales surtax. On top of that, the Department of Revenue’s DR-15TDT chart lists Volusia County at 6% and Brevard, Indian River, Martin and St. Lucie counties at 5% each, and all five collect their local tax themselves rather than through the state.
Volusia’s 6% is made up of a 3% tourist development tax and a 3% convention development tax. Indian River’s tax is filed with the Clerk of Court; Brevard, Martin and St. Lucie owners register with the county.
What brings guests to this coast
Daytona International Speedway’s 2027 calendar runs from the Rolex 24 At DAYTONA in late January and the DAYTONA 500 on February 21 to Bike Week At DAYTONA in March and the Coke Zero Sugar 400 in late August. Port Canaveral is home to seven cruise lines, and Kennedy Space Center Visitor Complex on Merritt Island sells launch-viewing tickets.
Further south, the draws are slower: Ocean Drive and the museums in Vero Beach, the Navy UDT-SEAL Museum and Fort Pierce Inlet State Park on North Hutchinson Island, and boating on the St. Lucie River in Stuart. Universities and hospitals, from Embry-Riddle in Daytona Beach to Florida Tech in Melbourne, add visitors, some of whom need furnished stays of a month or more.

Common questions
Space & Treasure Coast property management — FAQs
Which Space and Treasure Coast cities require a vacation rental registration?
Of the cities we manage in, Cocoa Beach (Chapter 26.5) and Fort Pierce (Chapter 22, Article X) run registration programs with annual renewals. Daytona Beach, Ormond Beach, New Smyrna Beach and Vero Beach control short stays through zoning districts instead, and we did not find a local vacation rental ordinance in Melbourne or Stuart.
What are the tourist taxes on this coast?
Florida’s 6% sales tax applies to every rental of six months or less. The county rate on top is 6% in Volusia and 5% in Brevard, Indian River, Martin and St. Lucie, according to the Florida DOR’s DR-15TDT chart, and each of those counties collects its own tax.
Can I rent my house nightly in Daytona Beach or Ormond Beach?
Usually not if it is in a residential district. Daytona Beach permits rentals to transient persons for less than six months by right only in its Tourist and certain redevelopment districts, and Ormond Beach prohibits transient lodging, defined as rentals of less than six months, in all residential districts. Annual leases are the usual route for those homes.
Do you manage mid-term and long-term rentals here too?
Yes. In New Smyrna Beach and Vero Beach, stays of 30 days or more fall outside the local short-stay restrictions, so furnished monthly rentals are an alternative for homes outside the permitted districts. We also manage annual leases across the region, with licensed brokers handling the leasing.
How much does Airbnb management cost on the Space and Treasure Coast?
Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing after we review the property and its local rules. A free rental projection comes back within one business day.
