Local vs. national

The Vero Beach advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Vero Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Vero Beach

Vero Beach splits across the Indian River Lagoon. The barrier island side holds the Ocean Drive shopping strip, oceanfront condos and established residential streets; the mainland side holds the historic downtown, the Royal Palm Pointe waterfront and most of the city’s single-family neighborhoods. The city’s zoning code treats those areas very differently when it comes to stays under 30 days.

Property management in Vero Beach is therefore a matter of matching each property to the right kind of rental. A unit in the Cardinal Drive and Ocean Drive overlay or a commercial district can support short-term rental management and Airbnb listings. A house on a residential street is better suited to seasonal winter rentals of a month or more, or an annual lease.

Where guests come from

Seasonal visitors are the backbone of Vero Beach. Ocean Drive’s shops and restaurants, Humiston Park and the beaches around Jaycee Park draw winter residents and families. The Vero Beach Museum of Art in Riverside Park, Riverside Theatre next door and McKee Botanical Garden on US 1 are the city’s main cultural draws.

Indian River County’s natural areas add weekend visitors: Sebastian Inlet State Park to the north is known for surfing and fishing, and the McLarty Treasure Museum there tells the story of the 1715 Spanish fleet wrecks that gave the Treasure Coast its name. Cleveland Clinic Indian River Hospital brings patients’ families, and Vero Beach Regional Airport sits on the mainland side of the city.

Vero Beach short-term rental rules

The city’s zoning definitions define transient occupancy as any occupancy meant to be temporary, with a rebuttable presumption that it is transient when a dwelling is rented to guests for less than 30 days or one calendar month, or advertised that way. “Guest house and transient quarters” means a structure with fewer than ten bedrooms rented to transients for temporary lodging.

That use is permitted in the B-2, B-4, C-1A and C-1 commercial districts, in the Downtown district and in the Cardinal Drive/Ocean Drive commercial overlay. It is not listed for the R-1 single-family or RM multifamily residential districts, and the code says a blank cell in a use table means the use is not permitted. Any vacation rental also needs a DBPR license under §509.241.

Taxes on Vero Beach vacation rentals

Stays of six months or less owe Florida’s 6% sales tax under §212.03 plus the county discretionary sales surtax. Indian River County’s tourist development tax is 5%, as listed on the Department of Revenue’s DR-15TDT. The Indian River County Clerk of Court collects it and describes it as 5% of total taxable rental receipts, added on top of a 7% state sales tax collection.

How Florida Hosts manages Vero Beach rentals

In Vero Beach we start with the zoning district, then run Airbnb management where it is allowed: listing, pricing for the winter season, our own cleaning and maintenance staff, and 24/7 guest communication.

The short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing, and the free rental projection takes one business day. For residential homes we manage seasonal furnished rentals of 30 days or more and long-term leases, with licensed brokers handling the leasing.

The rules

Vero Beach vacation rental rules

The City of Vero Beach zoning code defines transient occupancy with a rebuttable presumption that a dwelling rented to guests for less than 30 days (or advertised that way) is transient. "Guest house and transient quarters" is listed as a permitted use in the B-2, B-4, C-1A and C-1 commercial districts, the Downtown district and the Cardinal Drive/Ocean Drive commercial overlay; it is not listed among the uses for the residential zoning districts, and the code treats a blank cell in its use tables as not permitted.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.
    Fla. Stat. §509.032(7)(b) (2026)

Common questions

Vero Beach vacation rental management — FAQs

Is Airbnb legal in Vero Beach?

Only in certain districts. The City of Vero Beach zoning code presumes an occupancy is transient when a dwelling is rented for less than 30 days, and it lists "guest house and transient quarters" as a permitted use in the B-2, B-4, C-1A and C-1 commercial districts, the Downtown district and the Cardinal Drive/Ocean Drive commercial overlay. That use is not listed in the residential districts. A Florida DBPR license is also required.

What taxes apply to short-term rentals in Vero Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus the county discretionary sales surtax, and Indian River County's 5% tourist development tax (DOR DR-15TDT). The Indian River County Clerk of Court collects the tourist tax, and its page tells owners to collect 7% state sales tax alongside it.

My Vero Beach house is in a residential zone. What are my options?

Rentals of 30 days or more are outside the city's transient presumption, so seasonal furnished rentals and annual leases are the usual routes. We manage both, with licensed brokers handling the leasing.

Does this apply to homes outside the city limits?

No. Addresses in unincorporated Indian River County, Indian River Shores or Sebastian follow those governments' codes, even with a Vero Beach mailing address. We confirm the jurisdiction first.

What does Airbnb management in Vero Beach cost?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. You get a free rental projection within one business day.
