St. Petersburg, FL

Why St. Petersburg — and what it means for your property

St. Petersburg limits homes to three stays under 30 days a year, so most owners here earn from monthly furnished rentals near the hospitals, the Dalí and the St. Pete Pier.

St. Petersburg sits in Pinellas County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about St. Petersburg

  • City rule: stays under 30 days at most three times in any 365 days
  • Johns Hopkins All Children's and St. Anthony's hospitals downtown
  • The Dalí Museum and the St. Pete Pier on the downtown waterfront
  • Pinellas County's 6% tourist development tax
  • Monthly furnished stays are the main path for most homes

How mid-term rental management works in St. Petersburg

What mid-term rental management is

A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.

For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.

Why mid-term works so well in Florida

Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.

Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

What mid-term rental management looks like in St. Petersburg specifically

For most St. Petersburg homes, mid-term rental is the main way to earn from furnished stays legally, since the city counts a residential property rented for under 30 days more than three times a year as a transient accommodation use. Stays of 30 days or more fall outside that definition.

The hospital base supports it: Johns Hopkins All Children's Hospital at 501 6th Avenue South and St. Anthony's Hospital at 1200 Seventh Avenue North. Rentals of six months or less still owe Florida's 6% sales tax and Pinellas County's 6% tourist development tax, which the county collects.

Want the whole property handled, not just mid-term rental management? St. Petersburg property management covers short-term, long-term and everything between — one team, one point of contact.

St. Petersburg questions

Owning and renting in St. Petersburg

Is Airbnb legal in St. Petersburg?

Only within limits. The city's 2023 handout on transient accommodation uses says a residential property may be rented for under 30 days no more than three times in any consecutive 365-day period. More frequent short stays must operate as a licensed hotel or motel or sit within an approved Resort Facilities Overlay, and the same handout says no property had that overlay yet. Rentals of 30 days or more are not counted as transient accommodation.

What taxes apply to short-term rentals in St. Petersburg?

Stays of six months or less owe Florida's 6% sales tax (§212.03), any applicable county discretionary sales surtax, and Pinellas County's 6% tourist development tax (DOR form DR-15TDT, R. 10/26), which is collected by the county.

Why is St. Petersburg different from St. Pete Beach?

They are separate cities with separate codes. St. Petersburg's rule is the three-stays-per-365-days limit in its Land Development Regulations; St. Pete Beach writes its own zoning rules district by district.
