St. Petersburg, FL
Why St. Petersburg — and what it means for your property
St. Petersburg limits homes to three stays under 30 days a year, so most owners here earn from monthly furnished rentals near the hospitals, the Dalí and the St. Pete Pier.
St. Petersburg sits in Pinellas County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about St. Petersburg
- City rule: stays under 30 days at most three times in any 365 days
- Johns Hopkins All Children's and St. Anthony's hospitals downtown
- The Dalí Museum and the St. Pete Pier on the downtown waterfront
- Pinellas County's 6% tourist development tax
- Monthly furnished stays are the main path for most homes
How Airbnb management works in St. Petersburg
What Airbnb management includes
Airbnb management is the whole job of hosting on Airbnb, done for you: building and tuning the listing, pricing each night, answering guests within minutes at any hour, turning the home over between stays and keeping it in repair. It is more than co-hosting messages — our own cleaning and maintenance teams do the physical work too.
We have hosted since 2016, manage 350+ Florida homes and have 10,000+ guest reviews behind us — that is the playbook your listing runs on.
A listing written for the guest who wants your kind of place
Guests choose on photos, the first lines of the title and the reviews. We order the photos to sell the home’s best features — the pool, the view, the space — write the title and description for the guests your market attracts, and keep tuning them against the competing listings near you.
Pricing is reviewed daily, so the calendar fills at the right rate: higher through snowbird season, spring break and festival weekends, sharper in the quiet weeks.
What Airbnb management looks like in St. Petersburg specifically
On Airbnb, a St. Petersburg home in a residential zone should normally carry a 30-night minimum, because stays under 30 days are capped at three in any 365 days under the city's rules. The handout notes the city's transient accommodation rules predate June 1, 2011, so they are grandfathered under §509.032(7)(b).
Demand drivers for monthly stays include Johns Hopkins All Children's Hospital and BayCare's St. Anthony's Hospital, along with the Dalí Museum and the St. Pete Pier for visitors.
Want the whole property handled, not just Airbnb management? St. Petersburg property management covers short-term, long-term and everything between — one team, one point of contact.

St. Petersburg questions
Owning and renting in St. Petersburg
Is Airbnb legal in St. Petersburg?
Only within limits. The city's 2023 handout on transient accommodation uses says a residential property may be rented for under 30 days no more than three times in any consecutive 365-day period. More frequent short stays must operate as a licensed hotel or motel or sit within an approved Resort Facilities Overlay, and the same handout says no property had that overlay yet. Rentals of 30 days or more are not counted as transient accommodation.
What taxes apply to short-term rentals in St. Petersburg?
Stays of six months or less owe Florida's 6% sales tax (§212.03), any applicable county discretionary sales surtax, and Pinellas County's 6% tourist development tax (DOR form DR-15TDT, R. 10/26), which is collected by the county.
Why is St. Petersburg different from St. Pete Beach?
They are separate cities with separate codes. St. Petersburg's rule is the three-stays-per-365-days limit in its Land Development Regulations; St. Pete Beach writes its own zoning rules district by district.
