Davenport, FL

Why Davenport — and what it means for your property

Davenport's vacation homes split between the small city itself and unincorporated Polk County. The city allows short rentals by right with conditions; the county decides subdivision by subdivision.

Davenport sits in Polk County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Davenport

  • City code lists vacation rentals as permitted with conditions in every residential district
  • Unincorporated Polk homes need a subdivision approved for short-term rental
  • Polk County registers each short-term rental with its Land Development Division every year
  • Polk County's 5% tourist tax, filed monthly with the Tax Collector
  • Short, mid-term and long-term rental management from one team

How Airbnb management works in Davenport

What Airbnb management includes

Airbnb management is the whole job of hosting on Airbnb, done for you: building and tuning the listing, pricing each night, answering guests within minutes at any hour, turning the home over between stays and keeping it in repair. It is more than co-hosting messages — our own cleaning and maintenance teams do the physical work too.

We have hosted since 2016, manage 350+ Florida homes and have 10,000+ guest reviews behind us — that is the playbook your listing runs on.

A listing written for the guest who wants your kind of place

Guests choose on photos, the first lines of the title and the reviews. We order the photos to sell the home’s best features — the pool, the view, the space — write the title and description for the guests your market attracts, and keep tuning them against the competing listings near you.

Pricing is reviewed daily, so the calendar fills at the right rate: higher through snowbird season, spring break and festival weekends, sharper in the quiet weeks.

What Airbnb management looks like in Davenport specifically

For large-group Airbnb bookings in Davenport's resort homes, one Polk County rule matters. In unincorporated Polk, Section 303 bans loading, unloading and parking tour or charter buses in a subdivision's residential areas and treats any vehicle seating more than 15 adults as a bus. We tell big groups before they book how to arrive.

Polk County's 5% tourist development tax is collected by the county, not the state, according to DOR form DR-15TDT. The Polk County Tax Collector requires monthly remittance, due on the first of the following month and late after the 20th, and moved monthly filings to its Phenix Online portal on August 17, 2026. We file it for every Davenport Airbnb booking of six months or less.

Davenport questions

Owning and renting in Davenport

Is Airbnb legal in Davenport?

Yes, with conditions that depend on the side of the city line. The City of Davenport's Unified Land Development Regulations list Short Term Rentals (Vacation Rentals) as permitted with conditions in every residential district, and Section 4.03.19 says they are allowed per state statutes. In unincorporated Polk County, a home can be used as a short-term rental only if its whole subdivision, or its phase, has been approved for that use under Polk LDC Section 303.

What taxes apply to short-term rentals in Davenport?

Stays of six months or less owe Florida's 6% sales tax (§212.03), Polk County's 1% discretionary sales surtax (DOR form DR-15DSS) and Polk County's 5% tourist development tax (DOR form DR-15TDT, R. 10/26). The Polk County Tax Collector collects the tourist tax; payments are due on the first of the month after collection and are late after the 20th.

What does Polk County require from a short-term rental owner?

Polk LDC Section 303 requires each short-term rental to be registered every year with the Land Development Division, with a 24-hour contact number for the management company. The state license must be displayed on the back of the main entrance door, alongside the management company's county tax receipt, and each home needs at least two covered, watertight trash containers.
