What Airbnb management looks like in Key West specifically
Advertising is where unlicensed Key West hosts get caught. Under City Code §18-602, an advertisement that holds out a residential property for less than 30 days or one calendar month creates a rebuttable presumption of a violation, and §18-603 treats every day a unit is advertised or rented without a license as a separate offense. Section 122-1371 also makes it unlawful for any owner, broker or agent to advertise an unpermitted home for transient rental.
Airbnb management here therefore starts with the listing settings. A licensed home can show nightly availability; an unlicensed one has to carry a minimum stay of at least 30 nights or a full calendar month, the threshold in §18-601.
Airbnb does not remit Monroe County's 5% tourist development tax. The Monroe County Tax Collector says online platforms have no agreement with its office, so we file the county return for each Key West listing and keep the county business tax receipt current alongside the city license.

Owning and renting in Key West
Is Airbnb legal in Key West?
Only at a property that holds a City of Key West transient business tax receipt. City Code §18-601 makes it unlawful to lease a residential property for less than 30 days or one calendar month without one, and says a state or county license alone is not enough. Advertising an unlicensed home for short stays is itself evidence of a violation under §18-602.
