ChampionsGate, FL

Why ChampionsGate — and what it means for your property

ChampionsGate is a golf-resort community built around the Omni resort and its two Greg Norman courses. Most of it is in Osceola County, and its development style continues across the line into Polk.

ChampionsGate sits in Osceola County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about ChampionsGate

  • Two 18-hole Greg Norman courses at the Omni Orlando Resort
  • World headquarters of the David Leadbetter Golf Academy
  • ChampionsGate CDD was created by Osceola County ordinance in 1998
  • Osceola side: short-term rental only in a Planned Development inside the overlay
  • Polk side: the ChampionsGate MUX district treats short-term rental as a conditional use

How Airbnb management works in ChampionsGate

What Airbnb management includes

Airbnb management is the whole job of hosting on Airbnb, done for you: building and tuning the listing, pricing each night, answering guests within minutes at any hour, turning the home over between stays and keeping it in repair. It is more than co-hosting messages — our own cleaning and maintenance teams do the physical work too.

We have hosted since 2016, manage 350+ Florida homes and have 10,000+ guest reviews behind us — that is the playbook your listing runs on.

A listing written for the guest who wants your kind of place

Guests choose on photos, the first lines of the title and the reviews. We order the photos to sell the home’s best features — the pool, the view, the space — write the title and description for the guests your market attracts, and keep tuning them against the competing listings near you.

Pricing is reviewed daily, so the calendar fills at the right rate: higher through snowbird season, spring break and festival weekends, sharper in the quiet weeks.

What Airbnb management looks like in ChampionsGate specifically

Golf shapes Airbnb demand in ChampionsGate. The Omni Orlando Resort at ChampionsGate has two championship 18-hole courses designed by Greg Norman and is the world headquarters of the David Leadbetter Golf Academy, so we write listings and set minimum stays with golf trips and academy students in mind, not only theme-park families.

Tax handling depends on the county side. An Osceola-side home owes the county's 6% tourist development tax, which the Osceola County Tax Collector says no booking platform collects under contract; a Polk-side home owes Polk's 5%, filed monthly with the Polk County Tax Collector. We register each home with the right county before its first booking.

Want the whole property handled, not just Airbnb management? ChampionsGate property management covers short-term, long-term and everything between — one team, one point of contact.

ChampionsGate questions

Owning and renting in ChampionsGate

Is Airbnb legal in ChampionsGate?

It depends on the parcel. On the Osceola County side, the Land Development Code allows short-term rental only in the Planned Development zoning district and only inside the county's Short-Term Rental Overlay (LDC 3.12.2); Osceola County's records list the ChampionsGate property as zoned Planned Development. On the Polk County side, the Ronald Reagan Parkway plan's MUX district lists the short-term rental unit as a conditional use needing a Level 3 review, and Polk LDC Section 303 requires the whole subdivision or phase to be approved.

What taxes apply to short-term rentals in ChampionsGate?

Florida's 6% sales tax (§212.03) applies to stays of six months or less. On the Osceola side, add Osceola County's 1.5% discretionary sales surtax and its 6% tourist development tax, which the county collects itself (DOR forms DR-15DSS and DR-15TDT, R. 10/26). A home on the Polk side owes Polk's 1% surtax and 5% tourist development tax instead.

Who maintains ChampionsGate's roads and common areas?

The ChampionsGate Community Development District, a special-purpose local government under Chapter 190 of the Florida Statutes, created by Osceola County ordinance and established in 1998. Its five-member Board of Supervisors governs community-wide improvements.
