ExploreLocal vs. national
The ChampionsGate advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price ChampionsGate around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in ChampionsGate
ChampionsGate grew up around golf. The Omni Orlando Resort and its courses anchor the community, and the vacation homes around them are booked by golfers, families on park trips and groups who want to stay together under one roof.
Property management in ChampionsGate has a wrinkle most communities do not. The ChampionsGate Community Development District was created by Osceola County ordinance, but Polk County’s code has its own ChampionsGate district, so the rules for a given home depend on which side of the county line it sits. Our short-term rental management starts with that check.
Where guests come from
- Golf. Osceola County’s tourism office lists two championship 18-hole courses designed by Greg Norman at the Omni Orlando Resort at ChampionsGate, and calls the community the world headquarters of the David Leadbetter Golf Academy. Golf trips and academy students look for houses close to the courses.
- Theme-park families. Families on multi-day trips to the Orlando-area parks book ChampionsGate for bigger homes with private pools.
- Groups traveling together. Golf outings, reunions and family celebrations often need more bedrooms than a hotel suite offers.
ChampionsGate short-term rental rules
A vacation rental license from the DBPR Division of Hotels and Restaurants is required statewide under §509.241.
On the Osceola side, the county’s Land Development Code 3.12.2 permits short-term rental only in the Planned Development zoning district, and only inside the county’s Short-Term Rental Overlay. The county’s page for the RIDA / ChampionsGate DRI says it was first approved on July 27, 1998, rescinded as a DRI on January 8, 2018, and that the property is zoned Planned Development. Because approvals are set per development, we confirm the overlay map and the PD terms for each address.
On the Polk side, the Ronald Reagan Parkway plan district includes a “ChampionsGate MUX” district created to extend the same style of development from Osceola County. Its use table lists the short-term rental unit as a conditional use needing a Level 3 review. Polk LDC Section 303 then requires the whole subdivision or phase to be approved and the unit to be registered every year.
HOA documents can be stricter than either county. We read them before listing a home.
Taxes on ChampionsGate vacation rentals
Rentals of six months or less owe Florida’s 6% sales tax (§212.03). On the Osceola side, add Osceola County’s 1.5% discretionary sales surtax from DOR form DR-15DSS and its 6% tourist development tax.
The DOR’s DR-15TDT chart (R. 10/26) shows both Osceola’s 6% and Polk’s 5% tourist taxes as collected by the county, not by the state. The Osceola County Tax Collector says the county has no collection contract with Airbnb, VRBO or other booking platforms, so the owner or manager remits the tax.
How Florida Hosts manages ChampionsGate rentals
ChampionsGate homes are cleaned and maintained by Florida Hosts’ own staff rather than contractors, and guests reach us 24/7. We register each home with the state DBPR and the right county tax office.

ChampionsGate vacation rental management — FAQs
Is Airbnb legal in ChampionsGate?
It depends on the parcel. On the Osceola County side, the Land Development Code allows short-term rental only in the Planned Development zoning district and only inside the county's Short-Term Rental Overlay (LDC 3.12.2); Osceola County's records list the ChampionsGate property as zoned Planned Development. On the Polk County side, the Ronald Reagan Parkway plan's MUX district lists the short-term rental unit as a conditional use needing a Level 3 review, and Polk LDC Section 303 requires the whole subdivision or phase to be approved.
What taxes apply to short-term rentals in ChampionsGate?
Florida's 6% sales tax (§212.03) applies to stays of six months or less. On the Osceola side, add Osceola County's 1.5% discretionary sales surtax and its 6% tourist development tax, which the county collects itself (DOR forms DR-15DSS and DR-15TDT, R. 10/26). A home on the Polk side owes Polk's 1% surtax and 5% tourist development tax instead.
Who maintains ChampionsGate's roads and common areas?
The ChampionsGate Community Development District, a special-purpose local government under Chapter 190 of the Florida Statutes, created by Osceola County ordinance and established in 1998. Its five-member Board of Supervisors governs community-wide improvements.
Why do golf groups book ChampionsGate homes?
The Omni Orlando Resort at ChampionsGate has two 18-hole championship courses designed by Greg Norman and is the world headquarters of the David Leadbetter Golf Academy, so groups often want a nearby house with room for everyone.
Can you manage a ChampionsGate home as a monthly or annual rental?
Yes. We run furnished stays of 30 days or more where zoning and the HOA allow, and annual leases with licensed broker partners.
