Vacation Rental & Airbnb Management in Osceola County, FL

Osceola County takes in gated golf-resort communities such as Reunion and ChampionsGate, the city of Kissimmee with its Disney-area vacation homes, and the planned town of Celebration. The rules change sharply inside the county. Unincorporated areas follow a county overlay map, Kissimmee and St. Cloud have their own codes, and Celebration's charter sets a one-year minimum lease for most homes. We check which rulebook applies before a home is listed.

Local vs. national

The Osceola County advantage: local knowledge at every level

A national platform prices Osceola County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Osceola County short-term rental rules

In unincorporated Osceola County, the Land Development Code permits short-term rental only in the Planned Development zoning district and only inside the county's Short-Term Rental Overlay (LDC 3.12.2, amended by Ord. 2025-10). Owners confirm zoning on the overlay map, get a DBPR license, then register a Local Business Tax Receipt. Inside Kissimmee, stays under 30 days in residential districts need the city's own Short-Term Rental Overlay and a planned unit development or conditional use approval. St. Cloud lists short-term rental only as a conditional use in its two central business districts.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Osceola County STR management — FAQs

Where are short-term rentals allowed in Osceola County?

Outside city limits, only in a Planned Development inside the county's Short-Term Rental Overlay boundary (Land Development Code 3.12.2). The county's STRPD page points owners to the overlay map and to its Zoning office at 407-742-0200, and warns that subdivisions and planned developments may add their own limits.

Who collects the Osceola County tourist tax on Airbnb stays?

The owner or manager. Osceola County levies a 6% tourist development tax on rentals of six months or less (County Code §13-61), and the Osceola County Tax Collector says the county is not contracted with Airbnb, VRBO, Evolve or any other booking platform, so it must be collected and remitted locally.

Do I need a business tax receipt for a rental in Osceola County?

Yes. County Code §13-48 requires owners of single-family, duplex, triplex or multifamily rental units, short-term or long-term, to obtain a local business tax receipt, and an owner whose units are run by a management company still needs one receipt for the units they rent. The county lists it as the step after the state DBPR license.
