Vacation Rental & Airbnb Management in Orange County, FL

Orange County holds Orlando, Lake Buena Vista and Winter Garden, but many homes with those mailing addresses sit in unincorporated county land such as Horizon West, where county zoning applies. Our first step for any Orange County property is the parcel record: which government governs it, which zoning district it is in, and whether a short stay is allowed there at all. From there we run it as a vacation rental, a furnished mid-term stay or an annual lease, whichever its rules permit.

Why Orange County

Demand comes from conventions at the Orange County Convention Center on International Drive, games and concerts at the city-owned Kia Center and Camping World Stadium, and Disney Springs in Lake Buena Vista. Hospital stays add longer bookings: Orlando Regional Medical Center is a Level One trauma center downtown, AdventHealth Orlando runs its flagship campus on East Rollins Street, and the Orlando VA Medical Center is in Lake Nona.

Local vs. national

The Orange County advantage: local knowledge at every level

A national platform prices Orange County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Orange County short-term rental rules

In unincorporated Orange County, Code §38-1 defines short-term rental as any stay of 179 consecutive days or less, and the county zoning FAQ allows it only in C-1, C-2, C-3 and industrial districts or planned developments that expressly permit it; single-family stays under 30 days are allowed only in R-3. Cities set their own rules: Orlando allows hosted home sharing with registration and limits whole-unit stays of 7 to 29 days to O-3, MU and AC zoning, and Winter Garden bars stays under 30 days in accessory dwelling units.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Orange County STR management — FAQs

Can I rent my home short-term in unincorporated Orange County?

Only if its zoning allows it. Orange County treats any stay of 179 days or less as short-term rental and permits it only in C-1, C-2, C-3 and industrial districts or in planned developments that expressly allow it. Renting a single-family home for under 30 days is permitted only in R-3. In every other district both are prohibited.

What tourist tax does Orange County charge?

Orange County levies a 6% tourist development tax on stays of six months or less, collected by the county rather than the state, according to the DOR DR-15TDT chart. Florida's 6% sales tax and Orange County's 0.5% discretionary sales surtax (DR-15DSS, 2026) also apply.

How do I know whether my Orange County home is in a city?

Look the address up on the Orange County Property Appraiser site and read the Municipality field, as the City of Orlando's short-term rental fact sheet advises. If it says Unincorporated, Orange County's zoning applies; otherwise that city's code does.
