ExploreLocal vs. national
The St. Cloud advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price St. Cloud around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in St. Cloud
St. Cloud is a city in Osceola County, east of Kissimmee, made up mostly of family homes rather than resort communities. Its code reflects that, keeping stays under 30 days out of residential districts.
Property management in St. Cloud is therefore mostly about tenants who stay a month or longer. Our short-term rental management applies only to the few properties where the city’s code allows stays under 30 days.
Where guests come from
- The lakefront. The city’s Lakefront Park at 1104 Lakeshore Boulevard has a marina, a sand beach, a fishing pier, a boat ramp, a splash pad and more than two miles of bike path, which draws visitors and anglers.
- Downtown. The city has designated a Downtown Entertainment District between 9th and 13th Streets, where outdoor drinks are allowed in the district’s registered cups.
- Relocating families and workers. Households moving to the Orlando area often rent for a few months or a year while they settle, which suits mid-term and annual leases.
St. Cloud short-term rental rules
Florida licenses each vacation rental through the DBPR Division of Hotels and Restaurants under §509.241. The city’s Land Development Code then decides where one can operate.
St. Cloud defines a short-term rental as a dwelling used to lodge paying guests for less than 30 consecutive days (§8.2.2). The commercial use table in §3.6.7 lists Short-term rental (residential) as a conditional use in the CBD-1 and CBD-2 central business districts and nowhere else in that table. The single-family districts permit only the uses they list, and short-term rental is not one of them.
Accessory dwelling units carry their own limit. Section 3.14.30 says the ADU rules do not authorize renting the main house or the ADU as a short-term rental of 30 consecutive days or less.
Osceola County’s Short-Term Rental Overlay does not reach into the city. The county code divides only the parts of Osceola County that are not in any municipality into zoning districts.
Taxes on St. Cloud vacation rentals
A permitted stay of six months or less owes Florida’s 6% sales tax under §212.03, Osceola County’s 1.5% surtax listed on DR-15DSS, and the county’s 6% tourist development tax, which DR-15TDT (R. 10/26) shows as collected by the county.
The Osceola County Tax Collector says the county is not contracted with Airbnb, VRBO or any other booking platform, so for any permitted short stay the owner or manager collects the 6% and remits it to the county.
Longer leases are treated differently. Osceola Code §13-61(e) exempts a tenant under a bona fide written lease of more than six months from the tourist tax.

Common questions
St. Cloud vacation rental management — FAQs
Is Airbnb legal in St. Cloud?
Only in limited places. St. Cloud's Land Development Code defines a short-term rental as lodging for guests for less than 30 consecutive days, and its commercial use table lists Short-term rental (residential) as a conditional use only in the CBD-1 and CBD-2 central business districts. The single-family districts list only specific permitted uses, and short-term rental is not among them.
What taxes apply to short-term rentals in St. Cloud?
Where a stay of six months or less is allowed, it owes Florida's 6% sales tax (§212.03), Osceola County's 1.5% discretionary sales surtax (DOR form DR-15DSS) and Osceola County's 6% tourist development tax (DOR form DR-15TDT, R. 10/26), which the county collects directly. A bona fide written lease of more than six months is outside the county tourist tax under Osceola Code §13-61(e).
Can I rent my St. Cloud accessory dwelling unit on Airbnb?
No. Section 3.14.30 of the city's Land Development Code says nothing in the ADU rules authorizes renting the primary home or the ADU as a short-term rental of 30 consecutive days or less.
Do Osceola County's short-term rental overlay rules apply in St. Cloud?
No. The county's zoning districts and overlay cover the parts of Osceola County that are not in a municipality, so a home inside St. Cloud follows the city's Land Development Code.
What do you offer St. Cloud owners instead of nightly stays?
Furnished mid-term rentals of 30 days or more and annual leases, with licensed broker partners handling the leasing paperwork.
