ExploreLocal vs. national
The Clermont advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Clermont around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Clermont
Clermont is a Lake County city on the shore of Lake Minneola, west of Orlando. Its vacation rentals are houses and condos in residential neighborhoods, and the city regulates them closely: every home used as a vacation rental in residential zoning needs a city permit, a life safety inspection and a local representative.
That shapes property management in Clermont. The permit has to be in place before the first listing goes up, the listing has to carry the permit and license numbers, and someone has to be able to reach the house within an hour. Our short-term rental management is set up around those duties.
Where guests come from
Lake Minneola draws much of the city’s event calendar. The city’s Waterfront Park runs along the lake between East Avenue and Eighth Street and hosts festivals such as Pig on the Pond, triathlons, the Champions’ Dragon Boat Festival and the Leader of the Lake Regatta. The city’s Victory Pointe is a 10-acre park with trails and an events space.
The paved Clermont/Minneola Trail runs 5.2 miles along Lake Minneola and, according to the city, connects to the West Orange Trail. Lake Louisa State Park on U.S. Highway 27 has cabins on Dixie Lake, three lakes for paddling and miles of trails for cycling.
The Clermont Performing Arts Center, also on U.S. 27, and the Clermont Historic Village on West Avenue round out the local calendar. Air travelers land at Orlando International Airport (MCO) and drive west.
Clermont short-term rental rules
Clermont’s rules are in Code Chapter 125, Article V, Division 3, adopted by Ordinance 2019-28. They apply to condos and houses of up to four units, in residential zoning, rented more than three times a year for under 30 days. The owner must hold a city vacation rental permit before advertising. The application includes the DBPR license, the state sales tax registration, the Lake County tourist tax account, a scaled floor sketch and a site sketch showing parking, and the home is inspected.
Permits expire every September 30. Renewals open July 1, and a $100 late fee applies after September 30. A sale voids the permit, so a new owner applies again. The representative must answer the phone 24 hours a day, reach the home within 60 minutes when called, inspect it after each stay and keep a three-year guest log.
The standards in §125-589 limit overnight occupancy to two people per sleeping room, with up to four children under 13 not counted, and cap gatherings at 20. Smoke and carbon monoxide alarms must be hard-wired and interconnected, each floor needs a fire extinguisher, and a landline phone that can call 911 must be in the main living area. All vehicles park on the property. Listings must show the DBPR license number, the city permit number and the maximum occupancy. Violations carry fines of $250, then $500, and a third violation in 12 months suspends the permit for a year.
Taxes on Clermont vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Lake County’s 1% discretionary sales surtax on the DR-15DSS for 2026.
Lake County adds a 4% tourist development tax, shown on the state’s DR-15TDT chart as collected by the county. Clermont’s permit application asks for proof of that county account.

Common questions
Clermont vacation rental management — FAQs
Is Airbnb legal in Clermont?
Yes, with a city vacation rental permit. Clermont Code §125-587 requires the owner to get the permit before advertising a home for short-term rental, and treats advertising a dwelling for stays under 30 days more than three times a year as direct evidence of operating one. The application includes the state DBPR license, the Department of Revenue registration, the county tourist tax account, floor and site sketches and an inspection.
What taxes apply to short-term rentals in Clermont?
Stays of six months or less carry Florida's 6% sales tax (§212.03), Lake County's 1% discretionary sales surtax (DR-15DSS, 2026) and Lake County's 4% tourist development tax (DR-15TDT), which is paid to the county.
How many guests can stay in a Clermont vacation rental?
Clermont Code §125-589(e) allows two overnight occupants per sleeping room, confirmed at the city's life safety inspection, and up to four children under 13 do not count. Daytime gatherings may not exceed one and a half times the overnight limit and never more than 20 people.
When does a Clermont vacation rental permit expire?
Every September 30. Under §125-587, renewals can be filed from July 1, applications received after July 1 run to September 30 of the following year, and a $100 late fee applies to renewals received after September 30. The permit does not transfer to a new owner.
What must a Clermont rental listing show?
Clermont Code §125-589(h) requires every advertisement to show the state DBPR transient lodging license number, the city vacation rental permit number and the maximum occupancy. Listings may not market the home as a party or event venue.
