Vacation rental management in Alys Beach

Alys Beach is a beachfront town on Scenic Highway 30A with a 32461 address, the same ZIP code as Rosemary Beach next door. Its town page says it follows a New Urbanism master plan by DPZ CoDesign, with residential, commercial and common spaces laid out in phases and parks, paths and roads built to a set design. The town is a registered trademark of EBSCO Gulf Coast Development, a subsidiary of EBSCO Industries, according to its official site.

The official site quotes Vogue calling the town a “white stucco enclave.” For owners, vacation rental management in Alys Beach means presenting that design well and keeping guests within the town’s amenity and conduct rules.

Rules that apply to Alys Beach rentals

Alys Beach is not a city. Walton County’s municipal listing names only DeFuniak Springs, Freeport and Paxton as incorporated, so the town sits in unincorporated Walton County.

That means Walton County’s Ordinance 2023-03 applies. A home rented for under 30 days needs an annual Short-Term Vacation Rental Certificate, occupancy is capped at one guest per 150 square feet of gross floor area, and a responsible party must answer 24/7, reach the home within one hour and check it weekly. An exterior sign of up to 18 by 12 inches carries the certificate number, which also goes in every advertisement. Condominiums are exempt, and homeowners’ associations may elect a community certificate. The county’s program page lists $300 per property, or $227 under a community registration.

The town’s own covenants and rules apply on top of county law, and every home also needs the state DBPR vacation rental license.

Taxes

ZIP code 32461 pays Walton County’s 5% tourist development tax under the state’s DR-15TDT chart. The Walton County Clerk’s guide puts the total on a South Walton stay at 12%, including Florida’s 6% sales tax and Walton’s 1% surtax, and says no booking platform remits the county tax for the owner.

Amenities and nearby

The town site lists Caliza Pool & Restaurant, the beach, The Beach Club, The Silva and ZUMA Wellness Center among its amenities, and says homeowners and guests both have access to Caliza, ZUMA and The Silva. Signature events include Digital Graffiti, the 30A Wine Festival and Alys Beach Crafted.

Rosemary Beach’s town center is next door. Deer Lake State Park is to the west along 30A, and Camp Helen State Park is just across the Bay County line to the east.
