Okaloosa County · Destin, Fort Walton Beach and Okaloosa Island, each with its own rental rules
Vacation Rental & Airbnb Management in Okaloosa County, FL
Okaloosa County’s coast packs three different rule sets into a few miles. The City of Destin registers single-family rentals and, since 2025, condo units; the City of Fort Walton Beach adopted its own registration law in April 2025; and on unincorporated Okaloosa Island the county says one covenant area is closed to transient rentals altogether. Florida Hosts sorts out which set applies to an address before listing it, then runs Airbnb management, furnished mid-term stays or annual leases with licensed brokers.

Regulatory compliance
Okaloosa County short-term rental rules
The county’s own summary says state law preempts it from prohibiting short-term rentals or regulating their duration or frequency, except within B-1 Private Residential Areas on Okaloosa Island, where covenants that predate the 2011 preemption bar rentals to transients. The cities regulate more closely. Destin Code Chapter 13 requires annual registration of single-family rentals of one day to six months and of condo units rented 180 days or less, caps single-family occupancy at the lesser of two per bedroom plus four or 24, and requires an 18x18-inch sign. Fort Walton Beach Code Chapter 8.13 requires annual registration and a front-of-house decal.
Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

What tourist tax applies to vacation rentals in Okaloosa County?
Okaloosa County levies a 6% tourist development tax on rentals of six months or less; DOR form DR-15TDT lists 6% for both its original district and its expansion district, collected by the county. The county’s short-term rental page sends owners to the Clerk’s online portal to register and remit. Guests also pay Florida’s 6% sales tax and Okaloosa’s 1% discretionary sales surtax.
Can short-term rentals be banned anywhere in Okaloosa County?
According to the county, only in certain areas of Okaloosa Island. The Okaloosa Island Covenants and Restrictions prohibit residences in B-1 Private Residential Areas from being rented to transients, and the county treats that rule as grandfathered because it predates the 2011 state preemption. Owners are directed to Growth Management to confirm whether a property is in a restricted area.
Do Destin condos need city registration?
Yes, since Ordinance 24-23-CC took effect in March 2025. Destin Code Article VI(A) makes it unlawful to rent a condominium unit for 180 days or less without registering it with the city; registrations expire March 1 and can be renewed without a late fee until the last business day in June.
