Why Santa Rosa County

Navarre Beach draws families to its fishing pier, Navarre Beach Marine Park and the Navarre Beach Sea Turtle Conservation Center. The undeveloped Santa Rosa Area of Gulf Islands National Seashore, with Opal Beach, lies to the west. Hurlburt Field and Eglin Air Force Base are a short drive east, and guests fly into Pensacola or Destin–Fort Walton Beach airports.

Local vs. national

The Santa Rosa County advantage: local knowledge at every level

A national platform prices Santa Rosa County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Santa Rosa County short-term rental rules

We did not find a Santa Rosa County ordinance creating a separate vacation rental registration or certificate, and we do not claim one. State law applies: every vacation rental needs a DBPR license, and §509.032(7)(b) bars local rules that prohibit vacation rentals or regulate their duration or frequency unless adopted by June 1, 2011. Condo declarations and subdivision covenants are private and can still restrict rentals. County Code §20-21 makes the county clerk responsible for collecting the tourist development tax.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Santa Rosa County STR management — FAQs

What tourist tax applies to vacation rentals in Santa Rosa County?

Santa Rosa County’s tourist development tax is 5% on rentals of six months or less (DOR DR-15TDT), collected by the county. County Code §20-21 says the person receiving the rent remits it to the county clerk. Guests also pay Florida’s 6% sales tax and the county’s 1% discretionary sales surtax.

Is Navarre an incorporated city?

No. Santa Rosa County’s municipal boundary data lists the Town of Jay, the City of Milton and the City of Gulf Breeze as its incorporated places, so Navarre and Navarre Beach are governed by the county.

Can a homeowners’ association in Navarre limit rentals?

Yes. Florida’s limit on local vacation rental rules in §509.032(7)(b) applies to governments, not private associations, so a condo declaration or subdivision covenant can set minimum stays or restrict rentals. We read each property’s documents before listing it.
