ExploreLocal vs. national
The Fort Walton Beach advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Fort Walton Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Fort Walton Beach
Fort Walton Beach sits on the mainland side of Santa Rosa Sound, across the Brooks Bridge from Okaloosa Island. Its rental stock is mostly single-family homes, duplexes and townhomes in older residential neighborhoods, with waterfront houses along the sound and the bayous. Guests include beachgoers, relatives of people stationed at the bases, and service members on temporary duty.
That mix makes property management in Fort Walton Beach different from the condo towers on the island. Since 2025 the city has its own registration law for vacation rentals in houses, and the neighboring bases bring personnel and families who need 30-day-plus furnished stays and annual leases.
Where guests come from
Eglin Air Force Base borders the city to the north and east, and Hurlburt Field sits just to the west. Both bring families arriving on new orders and visitors for ceremonies and training courses. Destin–Fort Walton Beach Airport (VPS) is a short drive north, at an Eglin AFB address.
Downtown, the city runs the Heritage Park & Cultural Center around the Indian Temple Mound, and Landing Park hosts concerts and festivals on the sound. Across the bridge, Okaloosa Island has the Gulfarium Marine Adventure Park and the public beaches. HCA Florida Fort Walton-Destin Hospital on Mar Walt Drive is the city’s hospital, which brings travel nurses and patients’ families.
Fort Walton Beach short-term rental rules
The city adopted Chapter 8.13 of its code by Ordinance 2181 on April 22, 2025. It applies to any single-family, two-, three- or four-family dwelling used as a transient public lodging establishment, and townhomes and duplexes count as single-family dwellings. Owners register every year, renewing between January 1 and the last day of February, and display the city’s annual decal at the front of the rental.
The application names a responsible party living within 30 miles who answers 24/7 and has authority to remove guests, plus a city Business Tax Receipt, a state resale certificate and the DBPR vacation rental license. In the R-1, R1E and R2 districts, overnight occupancy is the lesser of two persons per bedroom plus four or 24 persons, and the lot must hold one parking space per 2.5 guests on site. Parking on the street, the right-of-way or unpaved areas is not allowed.
The city also bans commercial special events, such as paid weddings and company retreats, in all residential zones, and prohibits charter buses from serving a vacation rental. Rentals operating before the ordinance could apply for five years of grandfathered occupancy.
Taxes on Fort Walton Beach vacation rentals
Rentals of six months or less carry Florida’s 6% sales tax under §212.03 and Okaloosa County’s 1% surtax from the DR-15DSS for 2026.
Okaloosa County adds a 6% tourist development tax, shown on the state’s DR-15TDT chart for both its original district and its expansion district. Okaloosa County’s short-term rental page says the tax applies to every guest renting for six months or less and is filed through the Clerk’s online portal.
