Local vs. national

The Miramar Beach advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Miramar Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Miramar Beach

Miramar Beach runs along Scenic Gulf Drive and US 98 from the Okaloosa County line east toward Sandestin. It is often marketed together with Destin, but the area is unincorporated Walton County; the county’s municipal listing names only DeFuniak Springs, Freeport and Paxton as incorporated places. That difference decides which rules and which tourist tax apply.

The rental stock is dominated by condos: Gulf-front towers on Scenic Gulf Drive and resort villas inside Sandestin, with beach houses and townhomes on the side streets. Property management in Miramar Beach therefore leans on condo association rules as much as county rules, because Walton’s certificate exempts most condos while the associations do not.

Where guests come from

Sandestin Golf and Beach Resort spans both sides of US 98, with its golf courses, marina and the Village of Baytowne Wharf on Choctawhatchee Bay. Grand Boulevard is the outdoor shopping and dining district on the north side of US 98, and Silver Sands Premium Outlets draws day shoppers.

Ascension Sacred Heart Emerald Coast, the area’s hospital, sits on US 98 in Miramar Beach and brings visiting families and medical staff. Most guests fly into Destin–Fort Walton Beach Airport (VPS) to the west. Topsail Hill Preserve State Park, with its dunes and coastal dune lakes, is the next stretch of protected beach to the east.

Miramar Beach short-term rental rules

Walton County’s Ordinance 2023-03, adopted January 24, 2023, created the Short-Term Vacation Rental Certificate in §1.13.16 of the Land Development Code. Any owner renting a residential unit for under 30 days needs the certificate before advertising, renewed each year, with one certificate per dwelling unit.

Exemptions matter in Miramar Beach. Condominiums under Chapter 718, multi-family developments under common management, and owner-occupied homesteaded houses are exempt, and homeowners’ associations may elect a single community certificate. The county’s program page lists $300 per property for individual registration and $227 per property under a community registration, effective February 1, 2025.

For certified homes, occupancy is one guest per 150 square feet of gross floor area. A responsible party must answer around the clock, reach the home within one hour and check it weekly. An exterior sign up to 18 by 12 inches shows the 24/7 contact and the certificate number. Inside, the owner posts the address, the noise rules from 10 p.m. to 6 a.m., trash days, the nearest emergency room and beach flag information. Every unit also needs the state DBPR vacation rental license.

Taxes on Miramar Beach vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Walton County’s 1% discretionary sales surtax from the DR-15DSS for 2026.

The state’s DR-15TDT chart applies Walton’s 5% tourist development tax to ZIP code 32550, which covers Miramar Beach. That is a lower county rate than the 6% charged next door in Okaloosa. The Walton County Clerk’s tax guide places the area in the South Walton district and says the tax applies to cleaning and other mandatory fees, whichever platform the booking came through.

How Florida Hosts manages Miramar Beach rentals

Florida Hosts helps owners with licensing and registration, from the DBPR license to the Walton County tax account. In Miramar Beach we check the county line first, then the association’s rental rules, then the certificate where one is needed.

Our Airbnb management covers pricing, listings, 24/7 guest messaging and check-in details for resort gates and parking passes. Our own cleaning and maintenance staff turn units between stays. Short-term rental management is 18–25% of booking revenue, quoted in writing, and mid-term and long-term rentals are available with licensed brokers handling leases. Certified homes are limited to one guest per 150 square feet of gross floor area, need a responsible party who answers 24/7 and can reach the home within one hour, and must show the certificate number on an exterior sign and in all advertising. Common questions

Miramar Beach vacation rental management — FAQs

Is Airbnb legal in Miramar Beach?

Yes. Miramar Beach is unincorporated Walton County, so the county's Land Development Code §1.13.16 (Ordinance 2023-03) applies: a home rented for under 30 days needs a Short-Term Vacation Rental Certificate, renewed each year. Condominiums and multi-family developments under common management are exempt from the certificate. A Florida DBPR vacation rental license is required either way, and condo associations and resort covenants may set their own rules.

What taxes apply to short-term rentals in Miramar Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Walton County's 1% discretionary sales surtax (DR-15DSS, 2026) and Walton County's 5% tourist development tax, which DR-15TDT applies to ZIP code 32550. The county tax is filed with the Walton County Clerk's tourist development tax department.

My Miramar Beach address says Destin. Do Destin's rules apply?

Not if the property is in Walton County. The City of Destin's registration covers homes and condos inside Destin city limits in Okaloosa County. Miramar Beach is east of the county line, so Walton County's certificate and Walton's tourist tax apply instead. We confirm the county from the property appraiser record before listing.

Do I need a certificate for my Sandestin-area condo?

Walton County's ordinance exempts condominiums under Chapter 718 and multi-family developments under common management from its certificate. The unit still needs a DBPR license, tax registrations and whatever the condo association's rules require.
