ExploreLocal vs. national
The Santa Rosa Beach advantage: local knowledge at every level

Short-term rental and Airbnb management in Santa Rosa Beach
Santa Rosa Beach is the postal name for most of the western half of Scenic Highway 30A, including Dune Allen, Blue Mountain Beach, Gulf Place, Grayton Beach and the planned communities around Seaside and WaterColor. It is not a city. Walton County has three incorporated municipalities, DeFuniak Springs, Freeport and Paxton, according to the county’s municipal listing, so every rental here falls under county rules.
The rental stock is mostly single-family beach houses, cottages and carriage houses, many inside private communities with their own covenants, plus condos around Gulf Place. Property management in Santa Rosa Beach means knowing both the county certificate and each community’s own rules, and the two do not always say the same thing.
Where guests come from
State parks hold a large share of this shoreline. Grayton Beach State Park, Topsail Hill Preserve State Park and Deer Lake State Park all carry Santa Rosa Beach addresses, and Deer Lake warns that it often reaches capacity and closes temporarily. Eden Gardens State Park sits on the bay side at Point Washington.
Walton County’s coastal dune lakes, such as Western Lake at Grayton and Deer Lake, sit just behind the beach. Bikers and runners use the multi-use path that runs along 30A, and many guests never drive once they arrive. Visitors fly into Destin–Fort Walton Beach Airport or Northwest Florida Beaches International Airport, and Ascension Sacred Heart Emerald Coast in Miramar Beach is the nearest hospital.
Santa Rosa Beach short-term rental rules
Walton County adopted Ordinance 2023-03 on January 24, 2023. It adds §1.13.16 to the Land Development Code: anyone renting a home for under 30 days must first get a Short-Term Vacation Rental Certificate and renew it every year. Condominiums under Chapter 718 and multi-family developments under common management are exempt, and homeowners’ associations may apply for one community certificate.
The certificate brings duties. Occupancy is one person per 150 square feet of gross floor area, and leases must state it along with parking limits, trash days and the county’s 10 p.m. to 6 a.m. noise rules. A responsible party answers the phone around the clock, can reach the house within one hour and checks it weekly. Houses carry an exterior sign no larger than 18 by 12 inches with that contact number and the certificate number, and the county’s FAQ says every advertisement must show the certificate number too.
New homes built for rental use face design rules, including one parking space per 900 square feet and shared kitchens and gathering areas. The county program page lists the current fees, and the state DBPR vacation rental license is required as well.
Taxes on Santa Rosa Beach vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Walton County’s 1% discretionary sales surtax from the DR-15DSS for 2026.
Walton’s tourist development tax depends on ZIP code. The state’s DR-15TDT chart lists 5% for 32459, 32550, 32454, 32461 and the Walton part of 32413, and 2% for the rest of the county. Santa Rosa Beach’s 32459 pays the 5% rate. The Walton County Clerk’s tourist tax guide puts everything south of Choctawhatchee Bay in the South Walton district and totals the tax on a stay at 12%. It also says the tax applies to mandatory fees such as cleaning and pet fees, and that no booking platform remits the county tax for the owner.
How Florida Hosts manages Santa Rosa Beach rentals
Florida Hosts handles licensing and registration for 30A owners: the DBPR license, the county certificate and the tax accounts. On 30A we file the county certificate, act as the responsible party, put the certificate number on every listing and keep the posted notices current, including sea turtle lighting rules for beachfront homes.
Our own cleaning and maintenance staff handle turnovers, and guests can reach us 24/7. Short-term rental management, Airbnb management included, is 18–25% of booking revenue, quoted in writing. We also manage mid-term furnished stays and long-term leases, with licensed brokers handling the leasing, and send a free rental projection within one business day.

The tourist tax is registered through the Walton County Clerk of Courts & Comptroller.
