Local vs. national

The Tallahassee advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Tallahassee around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Tallahassee

Tallahassee is the state capital. The Florida Constitution makes the city, in Leon County, the seat of government, where the governor, the cabinet and the supreme court keep their offices and the Legislature meets. Add Florida State University, Florida A&M University and Tallahassee State College, and the city has guests with very different trip lengths.

Property management in Tallahassee means planning for both. Short-term rental management and Airbnb management cover football, graduation and campus-visit weekends. Furnished monthly rentals suit lobbyists, staff and consultants in town for the session, and people on hospital or academic assignments.

Where guests come from

The legislative calendar is set in the constitution. A regular session convenes in March in odd-numbered years and in January in even-numbered years, and it can last up to 60 consecutive days. That brings a predictable wave of people who need a furnished place close to the Capitol for weeks at a time.

The universities create the weekend peaks, as game days, campus visits and commencement ceremonies bring families into town. Mission San Luis, a reconstructed mission site on Mission Road with archaeology and history programs, and Edward Ball Wakulla Springs State Park, home to one of the world’s largest and deepest freshwater springs, add leisure visitors.

Hospitals bring longer stays. Tallahassee Memorial HealthCare and HCA Florida Capital Hospital, at 2626 Capital Medical Boulevard, both serve the region. Guests fly into Tallahassee International Airport, which the City of Tallahassee operates.

Tallahassee short-term rental rules

As of October 2026, the City of Tallahassee’s Code of Ordinances and Land Development Code have no separate vacation rental license or registration chapter. Instead, the state’s definition governs. A Tallahassee home let more than three times a calendar year for periods under 30 days is a transient public lodging establishment under §509.013 and needs a DBPR vacation rental license.

Homes outside city limits fall under Leon County instead, and HOA covenants or condo declarations can limit rentals at any address. We check which applies before listing a home.

Taxes on Tallahassee vacation rentals

Session rentals and game-weekend stays alike, if six months or shorter, owe Florida’s 6% sales tax under §212.03, Leon County’s 1.5% surtax (DR-15DSS, 2026) and Leon County’s 5% tourist development tax (DR-15TDT).

The Leon County Tax Collector says the county has an agreement with Airbnb, HomeAway, VRBO and TripAdvisor to collect and remit the tourist tax for their hosts. Bookings taken directly or through any other system must be registered, and the tax collected and remitted by the owner or manager. Leases of six months or more are outside the tax.

How Florida Hosts manages Tallahassee rentals

Florida Hosts helps Tallahassee owners get the DBPR license and tax registrations in place, including a Leon County account for bookings the platforms do not cover. After that, our vacation rental work follows two calendars, the university year and the legislative session, with pricing and minimum stays set for each and 24/7 guest communication backed by our own cleaning and maintenance staff.

Short-stay management costs 18–25% of booking revenue, quoted in writing. Session-length furnished rentals of 30 days or more and annual leases are also on offer, with licensed brokers doing the leasing, and a free Tallahassee projection takes one business day.

The rules

Tallahassee vacation rental rules

Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Tallahassee address — license, registration and building rules — before a single guest books.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.
    Fla. Stat. §509.032(7)(b) (2026)

Common questions

Tallahassee vacation rental management — FAQs

Is Airbnb legal in Tallahassee?

Yes. As of October 2026 neither the City of Tallahassee's Code of Ordinances nor its Land Development Code has a separate vacation rental license or registration chapter, so the statewide rules apply: a DBPR vacation rental license (§509.241) and state and county tax registration. HOA covenants and condo documents can still restrict short stays at a given address.

What taxes apply to short-term rentals in Tallahassee?

Tallahassee stays of six months or less are taxed at 12.5%: Florida's 6% sales tax (§212.03), Leon County's 1.5% discretionary sales surtax (DR-15DSS, 2026) and Leon County's 5% tourist development tax (DR-15TDT). Leon County has an agreement with Airbnb, HomeAway, VRBO and TripAdvisor to collect and remit the tourist tax; bookings taken any other way must be registered and reported to the Leon County Tax Collector.

When is the Florida legislative session?

Under Article III, Section 3 of the Florida Constitution, the regular session convenes on the first Tuesday after the first Monday in March in odd-numbered years and on the second Tuesday after the first Monday in January in even-numbered years. It may not exceed 60 consecutive days unless extended by a three-fifths vote of each house.

Is a furnished monthly rental a good fit in Tallahassee?

Often, yes. A session that can run up to 60 days, two major hospitals and three colleges create stays measured in weeks or months. Stays of 30 days or more fall outside Florida's definition of a transient rental, though stays of six months or less still owe sales tax and the county tourist tax.

What does Airbnb management cost in Tallahassee?

Tallahassee short-term management is 18–25% of booking revenue, set out in writing before you commit. A free rental projection comes back to you within one business day.
