Leon County · The state capital, two universities and the legislative session

Vacation Rental & Airbnb Management in Leon County, FL

Leon County holds Florida's seat of government. The state constitution places the offices of the governor, the cabinet and the supreme court in Tallahassee, and the Legislature holds its sessions there. Florida State University, Florida A&M University and Tallahassee State College add academic traffic. Owners here plan around two calendars, the university year and the legislative session, and we manage short stays, furnished monthly rentals and annual leases to fit both.

Why Leon County

A regular legislative session convenes in March in odd-numbered years and in January in even-numbered years and can last up to 60 consecutive days, bringing staff, lobbyists and consultants who need furnished housing. University game days and commencement fill weekends. Tallahassee Memorial HealthCare and HCA Florida Capital Hospital bring medical stays, and Mission San Luis and Edward Ball Wakulla Springs State Park draw leisure visitors. Tallahassee International Airport is run by the city.

Local vs. national

The Leon County advantage: local knowledge at every level

A national platform prices Leon County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Leon County short-term rental rules

As of October 2026, neither the City of Tallahassee's Code of Ordinances and Land Development Code nor the Leon County Code contains a separate vacation rental permit or registration chapter, so Florida's statewide rules apply: a DBPR vacation rental license for homes rented more than three times a year for stays under 30 days (§§509.013, 509.241) and state sales tax registration. Leon County has an agreement with major platforms to collect its 5% tourist tax. HOA and condo documents can still restrict rentals by address.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Leon County STR management — FAQs

Does Airbnb collect Leon County's tourist tax?

Yes. The Leon County Tax Collector says the county has an agreement with Airbnb, HomeAway, VRBO and TripAdvisor to collect and remit the tourist development tax for their hosts. Owners who book through any other platform, a third-party system or privately must register and remit the tax themselves.

What is the total tax on a Tallahassee vacation rental?

Stays of six months or less carry 12.5%: Florida's 6% sales tax (§212.03), Leon County's 1.5% discretionary sales surtax (DR-15DSS, 2026) and the county's 5% tourist development tax (DR-15TDT). Leases of six months or more are outside the tourist tax.

How long does the Florida legislative session last?

Article III, Section 3 of the Florida Constitution limits a regular session to 60 consecutive days unless it is extended by a three-fifths vote of each house. It convenes in March in odd-numbered years and in January in even-numbered years.
