About the region
Owning a rental in North Central Florida
North Central Florida is an inland rental market built on institutions rather than beaches. Gainesville has the University of Florida and two hospitals facing each other on Archer Road. Ocala has World Equestrian Center and a HITS winter circuit that runs from October to April. Tallahassee is the state capital, home to Florida State University and Florida A&M University, and the place where the Legislature holds its sessions. That mix creates two kinds of demand: busy weekends around games, shows and graduations, and furnished stays of a month or more for medical staff, riders and legislative staff. None of the three cities has a separate vacation rental registration in its code as of October 2026, so state licensing and county tourist taxes set the rules. We manage short stays, mid-term furnished rentals and annual leases across all three.
What drives bookings in each city
In Gainesville, Gator football at Ben Hill Griffin Stadium and University of Florida events fill weekends, while UF Health Shands Hospital and the Malcom Randall VA Medical Center on Archer Road bring longer stays. In Ocala, World Equestrian Center hosts events across the year and the HITS Ocala Winter Circuit at HITS Post Time Farm runs from October 22, 2026 to April 18, 2027.
In Tallahassee, the Florida Constitution sets the legislative calendar: a regular session convenes in March in odd-numbered years and in January in even-numbered years and can last up to 60 consecutive days. Florida State University, Florida A&M University and Tallahassee State College add game days and commencement weekends.
State rules apply, and the cities add no registration
As of October 2026, the codes of Gainesville, Ocala and Tallahassee contain no separate vacation rental license or registration chapter. A home rented more than three times a year for stays under 30 days is a transient public lodging establishment under Florida Statutes §509.013 and needs a DBPR vacation rental license under §509.241. Stays of 30 days or more fall outside that definition.
Homeowner association covenants, condo declarations and the zoning of a specific property can still limit short stays, so we read those documents for every home before it is listed.
Three counties, three tourist tax setups
Alachua and Leon counties charge a 5% tourist development tax and Marion County charges 4%, on top of Florida's 6% sales tax and a 1.5% county surtax in each county for 2026. All three counties collect the tourist tax themselves rather than through the state.
Who files differs. Airbnb and VRBO have remitted Alachua County's tax directly since January 1, 2025. Leon County has an agreement with Airbnb, HomeAway, VRBO and TripAdvisor. Marion County has no platform agreement at all, so Ocala owners must collect and remit the 4% tax on every booking.

Common questions
North Central Florida property management — FAQs
Do Gainesville, Ocala or Tallahassee require a city short-term rental permit?
Not as of October 2026. None of the three city codes contains a separate vacation rental license or registration chapter, so the state DBPR vacation rental license and state and county tax registration are the requirements. Association documents and property-specific zoning can still restrict rentals.
Does Airbnb pay the tourist tax in North Central Florida?
In Alachua and Leon counties, yes, for bookings made on the platforms covered by each county's arrangement. In Marion County, no: the Tax Collector says the county has no contract with Airbnb, VRBO or any other platform, so the owner must collect and remit the 4% tax.
Is mid-term rental management worth considering here?
Each city has a reason for furnished stays of a month or more: the Archer Road hospitals in Gainesville, a winter show circuit that runs from October to April in Ocala, and a legislative session of up to 60 days in Tallahassee. Stays of 30 days or more fall outside Florida's transient rental definition, though stays of six months or less are still taxed.
