Nassau County · Fernandina Beach and Amelia Island
Vacation Rental & Airbnb Management in Nassau County, FL
Nassau County sits at the state line on the St. Marys River, and Amelia Island is the part of it we cover on this site. In Fernandina Beach every stay under 30 days needs a city resort rental dwelling permit, renewed and inspected each year, and zoning decides which homes can hold one. We check the district and the permit history first, then run each home as a vacation rental, a furnished monthly stay or an annual lease.

Regulatory compliance
Nassau County short-term rental rules
Fernandina Beach Code §26-101 makes it unlawful to rent a dwelling for under 30 days without a resort rental dwelling permit, which requires an annual inspection, a 24/7 contact who can respond in person within 30 minutes, occupancy of one person per 150 square feet and the permit number on every listing. The city's land use table permits resort rentals in R-3; in R-1 and R-2 only homes in that use before October 3, 2000 may continue.
Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

What tourist tax does Nassau County charge?
Nassau County levies a 5% tourist development tax that applies only in ZIP code 32034 for Amelia Island, collected by the county, according to the DOR DR-15TDT chart. Florida's 6% sales tax and Nassau County's 1% discretionary sales surtax (DR-15DSS, 2026) also apply.
What is a resort rental dwelling permit?
It is the City of Fernandina Beach's permit for renting a dwelling for less than 30 days. Under City Code §26-101 it is valid for one year, requires an inspection at least once a year, must be posted inside the home and shown on every listing, and must be filed with the condo or homeowners' association within ten days.
Does a vacation rental on Amelia Island need a state license?
Yes. Florida Statutes §509.241 requires a DBPR license for a home rented more than three times a year for under 30 days, and Fernandina Beach's permit records the DBPR license number.
