About the region

Owning a rental in Northeast Florida

Northeast Florida runs from Amelia Island at the state line through Jacksonville and its beaches to Ponte Vedra Beach, St. Augustine and St. Augustine Beach. Owning a rental here means dealing with several sets of local rules in a short drive. Fernandina Beach requires a resort rental dwelling permit for any stay under 30 days, Jacksonville Beach a city registration certificate, and St. Augustine an annual registration with minimum stays set by zoning district. St. Augustine Beach limits short stays to medium-density districts, and unincorporated St. Johns County, including Ponte Vedra Beach, has its own registration program. Demand is varied too: the Castillo de San Marcos and Flagler College in St. Augustine, THE PLAYERS Championship at TPC Sawgrass, Fort Clinch and the Amelia Island Lighthouse, and medical and Navy travel in Jacksonville. Tourist taxes differ by county, from 5% in St. Johns and on Amelia Island to 6% in Duval.

Local rules change at every city line

St. Augustine registers every vacation rental each year, inspects it for fire safety, caps occupancy at 12 and sets the shortest stay by zoning: a week in RS-1 and RS-2, a month in HP-1, nightly elsewhere. St. Augustine Beach allows rentals of 30 days or less only in medium-density districts and prohibits them in low-density residential areas.

Jacksonville Beach permits short-term vacation rentals wherever residential use is allowed, once the owner holds a city registration certificate and passes a fire inspection. Fernandina Beach requires a resort rental dwelling permit, available in R-3 and in R-1 or R-2 only for homes already in that use in October 2000. Unincorporated St. Johns County, including Ponte Vedra Beach, requires yearly registration east of the Intracoastal Waterway, and the Ponte Vedra Zoning District bans renting single rooms within a house.

Medical, military and event travel

Mayo Clinic's Florida campus, on the east side of Jacksonville near the Intracoastal Waterway, points patients who need an extended stay to Vrbo, Airbnb and local rental agencies. Naval Air Station Jacksonville and the downtown campus of Baptist Medical Center Jacksonville and Wolfson Children's Hospital add families who need furnished homes for weeks or months.

Events add peaks. THE PLAYERS Championship returns to TPC Sawgrass in Ponte Vedra Beach March 9–14, 2027, and Fort Clinch State Park in Fernandina Beach holds a soldier garrison with cannon firing on the first weekend of each month.

Taxes on a Northeast Florida rental

Every stay of six months or less carries Florida's 6% sales tax plus the county's discretionary surtax for 2026: 1.5% in Duval, 0.5% in St. Johns and 1% in Nassau. On top of that, the county tourist tax is 6% in Duval, 5% in St. Johns and 5% in Nassau, where it applies only in ZIP code 32034 for Amelia Island. All three counties collect the tourist tax themselves rather than through the state.

Common questions

Northeast Florida property management — FAQs

Where in Northeast Florida can I run a nightly vacation rental?

It depends on the city and zoning. In St. Augustine, nightly stays are allowed with registration outside the RS-1, RS-2 and HP-1 districts. Jacksonville Beach permits short-term vacation rentals in any district that allows residential use, with a city certificate. St. Augustine Beach allows them only in medium-density districts, Fernandina Beach only with a resort rental permit in eligible zoning, and unincorporated St. Johns County with county registration.

What tourist development tax applies in Northeast Florida?

According to the DOR DR-15TDT chart: 6% in Duval County, 5% in St. Johns County, and 5% in Nassau County within ZIP code 32034 for Amelia Island. Each county collects its own tax, and Florida's 6% sales tax and the county surtax apply as well.

Is there demand for monthly furnished rentals around Jacksonville?

Mayo Clinic's lodging page for its Florida campus says several local rental agencies specialize in rentals for patients needing an extended stay. Naval Air Station Jacksonville and the downtown hospital campus add similar demand. Stays of 30 days or more fall outside Florida's transient lodging definition but are taxed up to six months.

Do I need a state license for a vacation rental in Northeast Florida?

Yes. A home or condo rented more than three times a year for under 30 days is a transient public lodging establishment and needs a license from the DBPR Division of Hotels and Restaurants under Florida Statutes §509.241. The Jacksonville Beach, Fernandina Beach and St. Augustine Beach programs all ask for it.
