Vacation Rental & Airbnb Management in St. Johns County, FL

St. Johns County runs from Ponte Vedra Beach in the north to St. Augustine and St. Augustine Beach, and each of the three has different rental rules. Ponte Vedra Beach follows the county's short-term vacation rental registration, St. Augustine sets minimum stays by zoning district, and St. Augustine Beach limits short stays to medium-density districts. We match each home to its rule before listing, then manage it as a vacation rental, mid-term stay or annual lease.

Why St. Johns County

The Castillo de San Marcos, the oldest masonry fort in the continental United States, and Flagler College in the former Hotel Ponce de Leon anchor St. Augustine. TPC Sawgrass in Ponte Vedra Beach hosts THE PLAYERS Championship each March, and Anastasia State Park and the Guana Tolomato Matanzas reserve draw beach and nature visitors.

Local vs. national

The St. Johns County advantage: local knowledge at every level

A national platform prices St. Johns County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.
