Short-term rental and Airbnb management in Ponte Vedra Beach

Ponte Vedra Beach is not a city. It is part of unincorporated St. Johns County, governed by the county’s Land Development Code and by a separate set of Ponte Vedra Zoning District Regulations adopted as Ordinance 2020-38. Both matter for anyone renting a home here.

Property management in Ponte Vedra Beach therefore follows county rules rather than a city’s. Whole-home vacation rentals are allowed with county registration, while renting a single bedroom inside a house is not. Our short-term rental management is built around the whole-home model, with mid-term and long-term leases for owners who prefer them.

Where guests come from

Golf is the headline. TPC Sawgrass in Ponte Vedra Beach hosts THE PLAYERS Championship every year, and its Stadium Course is known for the par-3 17th with its island green. THE PLAYERS returns to TPC Sawgrass March 9–14, 2027.

Nature brings a different guest. The Guana Tolomato Matanzas National Estuarine Research Reserve, based at 505 Guana River Road in Ponte Vedra Beach, describes itself as a living laboratory of estuarine and coastal habitat. Mayo Clinic’s Florida campus, which its lodging page places on the east side of Jacksonville near the Intracoastal Waterway, brings patients who need extended stays. For flights, Jacksonville International Airport (JAX) is run by the Jacksonville Aviation Authority.

Ponte Vedra Beach short-term rental rules

St. Johns County’s Land Development Code §2.02.04.B.19 makes short-term vacation rentals an allowable accessory use in all residential zoning districts, with conditions. Since November 5, 2021, every non-exempt rental must be registered with the county before it is rented, and registration lasts 12 months. Exemptions cover homes west of the Intracoastal Waterway, owner-occupied homesteads and owner-occupied duplexes, and multi-family units governed by an association or with on-site management.

The application includes a sample lease showing maximum occupancy, vehicle limits and 24-hour contacts, a local business tax receipt from the St. Johns County Tax Collector, the DBPR license and the Department of Revenue certificate. Occupancy is two people per sleeping room or common area, at most ten, not counting children 12 and under. Off-street parking must provide one space per three guests, only registered guests’ vehicles may stay overnight, and boats, RVs and trailers stay off the street.

The county’s rental page adds that trash cans go out no earlier than sunset the day before pickup and come in by sunrise the next day, and that guests must evacuate immediately when a hurricane warning is posted. A notice by the main door lists the contact number, occupancy and vehicle limits, the evacuation route map, the nearest hospital and the county’s marine turtle rules. Separately, Section VIII.S of the Ponte Vedra Zoning District Regulations prohibits leasing or renting individual rooms within any single-family home.

Taxes on Ponte Vedra Beach vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 plus the 0.5% St. Johns County surtax shown on the DR-15DSS for 2026.

St. Johns County adds a 5% tourist development tax, listed on the state’s DR-15TDT chart as collected by the county. The county allows a statement of third-party collection in place of the state certificate when a platform such as Airbnb or Vrbo remits tax for the owner.

How Florida Hosts manages Ponte Vedra Beach rentals

Common questions

Ponte Vedra Beach vacation rental management — FAQs

Is Airbnb legal in Ponte Vedra Beach?

Whole-home vacation rentals are allowed with St. Johns County registration. The county's Land Development Code §2.02.04.B.19 makes short-term vacation rentals an allowable accessory use in all residential districts, subject to registration renewed every 12 months, occupancy, parking, trash and posting rules. Renting individual rooms inside a single-family home is a prohibited use in the Ponte Vedra Zoning District, so private-room listings are off the table there.

What taxes apply to short-term rentals in Ponte Vedra Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03), St. Johns County's 0.5% discretionary sales surtax (DR-15DSS, 2026) and St. Johns County's 5% tourist development tax (DR-15TDT), which is paid to the county.

Which Ponte Vedra Beach homes are exempt from county registration?

Under §2.02.04.B.19.a, the rules do not apply west of the Intracoastal Waterway in unincorporated St. Johns County, to a single-family home that is the owner's full-time homestead, to a duplex where the owner lives in one half as a homestead, or to multi-family units governed by a property owners', condominium or homeowners' association or with on-site management.

How many guests and cars are allowed?

Two transient occupants per sleeping room or common area, with a maximum of ten, not counting children 12 and under. Off-street parking must provide one space per three guests, vehicles may not exceed the spaces listed on the application, and boats, RVs and trailers may not be parked on the street or in the front yard.

Does the county require anything during hurricanes?

Yes. St. Johns County's short-term vacation rental page states that a rental must be evacuated immediately when a hurricane warning is posted, and the evacuation route map location must be on the notice posted by the main door.
