ExploreLocal vs. national
The Jacksonville Beach advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Jacksonville Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Jacksonville Beach
Jacksonville Beach is its own city inside Duval County, with its own land development code and its own registration program for vacation rentals. Under the city code, every home or condo used as a short-term vacation rental needs a city certificate before the first guest arrives.
That makes property management in Jacksonville Beach a paperwork job as much as a hosting job. The certificate depends on six other licenses and accounts, an inspection and a signed affidavit, and it is renewed every year. Our short-term rental management keeps all of it current.
Where guests come from
The beach itself is the draw, and the city’s own calendar adds reasons to visit. The city lists events such as the Beaches Green Market, Beaches Oktoberfest and the Jax Beach Arts Market, and its home page links to the Jax Beach Golf Club.
Medical visitors are close by too. Mayo Clinic’s lodging page places its Florida campus on the east side of Jacksonville near the Intracoastal Waterway, and points patients needing an extended stay to Vrbo, Airbnb and local rental agencies. Air travelers can book into Jacksonville International Airport (JAX).
Jacksonville Beach short-term rental rules
Code §34-731 permits short-term vacation rentals in all zoning districts where residential use is permitted or conditional. Before renting, the owner needs a city short-term vacation rental registration certificate, a Duval County business tax receipt from the Consolidated City of Jacksonville, a Jacksonville Beach business tax receipt, a Department of Revenue certificate, a DBPR transient lodging license and a Duval County Tax Collector account, plus a notarized affidavit of compliance. The fire official inspects before the first certificate, and renewals are due by October 1.
Occupancy is two people per bedroom plus two, with a maximum of 12, counting everyone over 24 months old. Off-street parking must equal maximum occupancy divided by four, rounded up, and no more than four cars may be parked at once. Homes with legal nonconforming parking are grandfathered for two spaces. The certificate is posted in the window nearest the front door, facing out.
A responsible party must be reachable 24 hours a day within a 25-mile radius, able to reach the home within one hour, and must check on it at least weekly. Rental agreements must state the maximum occupancy, the vehicle limit, the duty to evacuate on any evacuation order and the sexual offender notice required by §775.215. Inside, a one-page notice lists quiet hours of 10:00 p.m. to 7:00 a.m., sea turtle nesting rules, trash days and the nearest hospital.
Taxes on Jacksonville Beach vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Duval County’s 1.5% discretionary sales surtax on the DR-15DSS for 2026.
Duval County’s local transient rental tax is 6% on the state’s DR-15TDT chart, collected by the county. The city code makes an active Duval County Tax Collector account a condition of the certificate, and it names the Tax Collector among the agencies notified when a rental is out of compliance.
How Florida Hosts manages Jacksonville Beach rentals
In Jacksonville Beach we assemble the certificate file, schedule the fire inspection, write the required clauses into every rental agreement and post the notices the city asks for.
Our Airbnb management covers pricing, listings that match the certificate’s occupancy, and 24/7 guest communication, with our own cleaning and maintenance staff checking the home between stays. Jacksonville Beach vacation rentals are managed for 18–25% of booking revenue, under a written quote. Owners who would rather lease by the month or year can have us manage that too, with licensed brokers handling the leasing. Ask for a free rental projection and it comes back within one business day.
