ExploreLocal vs. national
The Jacksonville advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Jacksonville around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Jacksonville
Jacksonville’s government is consolidated with Duval County; Jacksonville Beach’s code calls it the Consolidated City of Jacksonville / Duval County. Patients, Navy families and business travelers book here alongside vacationers.
That makes property management in Jacksonville a mix of short and longer stays. Short-term rental management and Airbnb management suit weekend and event traffic, while furnished stays of a month or more suit hospital visits and military moves. We set each home up for the stays it will actually attract.
Where guests come from
Medical travel is one source. Mayo Clinic’s Florida campus lodging page places the campus on the east side of Jacksonville near the Intracoastal Waterway, lists two on-campus hotels and two hospitality houses, and sends patients needing an extended stay to Vrbo, Airbnb and local rental agencies. Downtown, Baptist Medical Center Jacksonville at 800 Prudential Drive shares its campus with Wolfson Children’s Hospital.
The Navy is another. Naval Air Station Jacksonville is at 6801 Roosevelt Avenue, and incoming families may need a furnished place while they look for longer-term housing. Visitors fly into Jacksonville International Airport (JAX), run by the Jacksonville Aviation Authority.
Jacksonville short-term rental rules
The state rules are the base. Any Jacksonville home let more than three times a year for stays shorter than 30 days counts as a transient public lodging establishment under §509.013 and needs a DBPR license under §509.241. We found no vacation rental registration chapter in the City of Jacksonville Ordinance Code as published on Municode, so we check each parcel’s zoning under the city’s Zoning Code (Chapter 656) and confirm the HOA or condo rules before listing.
The city’s code does speak directly to vacation rentals in its tax chapter. Ordinance Code §666.106 levies the tourist development tax on anyone who rents a condominium or “vacation rental property (such as AIRBNB or VRBO)” for six months or less, throughout the General Services District.
Duval County’s beach cities write their own rules. Jacksonville Beach, for one, requires a city short-term vacation rental registration certificate under Code §34-731, a fire inspection and a local responsible party, so a beach address needs its own check.
Taxes on Jacksonville vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Duval County’s 1.5% discretionary sales surtax on the DR-15DSS for 2026.
The state’s DR-15TDT chart lists Duval County’s local transient rental tax at 6%, collected by the county. In the Ordinance Code that is a 4% tourist development tax under §666.106 and a 2% convention development tax under §764.101.

Jacksonville vacation rental management — FAQs
Is Airbnb legal in Jacksonville?
Florida's rules apply: a home rented more than three times a year for under 30 days needs a DBPR vacation rental license, a Department of Revenue registration and a Duval County tourist tax account. We found no vacation rental registration chapter in the City of Jacksonville's Ordinance Code as published on Municode, so we confirm each parcel's zoning and any HOA or condo rules before listing. The beach cities in Duval County set their own rules, and Jacksonville Beach requires a city registration certificate.
What taxes apply to short-term rentals in Jacksonville?
Stays of six months or less carry Florida's 6% sales tax (§212.03), Duval County's 1.5% discretionary sales surtax (DR-15DSS, 2026) and Duval County's 6% local option transient rental tax (DR-15TDT). In the city's Ordinance Code that 6% is a 4% tourist development tax (§666.106) plus a 2% convention development tax (§764.101), and §666.106 names vacation rental property such as Airbnb or VRBO.
Is there demand for furnished monthly rentals near Mayo Clinic?
Mayo Clinic's own lodging page for its Florida campus, on the east side of Jacksonville near the Intracoastal Waterway, lists Vrbo and Airbnb rentals and says several local rental agencies specialize in short-term rentals for patients needing an extended stay. We set homes up for those 30- to 90-day stays.
Do military families rent furnished homes in Jacksonville?
Naval Air Station Jacksonville, at 6801 Roosevelt Avenue, brings service members and families who may need housing on arrival or during training. A furnished home on a 30-day or longer lease suits that need, and we manage those leases with licensed brokers.
