Why Manatee County

The island beaches are the draw. Manatee County runs Manatee Public Beach in Holmes Beach and Coquina Beach in Bradenton Beach, and its free Anna Maria Island Trolley runs Gulf Drive between the Anna Maria City Pier and Coquina Beach every 20 minutes. Sarasota Bradenton International Airport is the closest airport.

Local vs. national

The Manatee County advantage: local knowledge at every level

A national platform prices Manatee County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Manatee County short-term rental rules

On Anna Maria Island the city codes do the regulating. Holmes Beach requires a vacation rental certificate for every rental, sets 30-day minimum stays in R-1 and R-1AA and seven-day minimums in R-2 to R-4, and caps occupancy at six or two per bedroom, whichever is greater. Bradenton Beach requires a DBPR license, a business tax receipt and a city TPLE license, and limits occupancy to the certificate of occupancy or DBPR license. Both cities sit under the state license requirement in §509.241.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Manatee County STR management — FAQs

What is the tourist development tax in Manatee County?

6% on rentals of six months or less, plus Florida's 6% sales tax and any applicable county discretionary sales surtax. DR-15TDT (R. 10/26) lists Manatee as collecting its tourist tax directly.

Do Holmes Beach and Bradenton Beach have the same rental rules?

No. Holmes Beach sets minimum stays by zoning district and requires a vacation rental certificate renewed every two years. Bradenton Beach does not regulate how often or how long a property rents, but requires a city TPLE license and caps occupancy at the certificate of occupancy or DBPR license.
