Clearwater Beach is part of the City of Clearwater.
ExploreDunedin
Dunedin keeps rentals under three months out of its residential neighborhoods, so short stays here belong in the tourist, business and downtown districts, and seasonal leases fill the rest.

ExploreMadeira Beach
Madeira Beach bans rentals under six months in R-1 and under three months in R-2, and lists vacation rentals as a permitted use in its R-3 medium-density district near John's Pass.
ExploreSt. Pete Beach
St. Pete Beach writes its rental rules district by district: no transient use in the RU and RLM zones, three short stays a year in RM and Pass-a-Grille, and hotels and resort condos for nightly guests.
ExploreSt. Petersburg
St. Petersburg limits homes to three stays under 30 days a year, so most owners here earn from monthly furnished rentals near the hospitals, the Dalí and the St. Pete Pier.
ExploreLocal vs. national
The Bradenton Beach advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Bradenton Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Bradenton Beach
Bradenton Beach shares Anna Maria Island with Holmes Beach and the City of Anna Maria, and runs its own government from 107 Gulf Drive North. Unlike its neighbor Holmes Beach, it does not set minimum stays by zone. Its Chapter 59 says plainly that it is not meant to prohibit vacation rentals or regulate how often or how long they rent.
What it does instead is license each property. Property management in Bradenton Beach means keeping three licenses current, meeting the city’s safety and trash standards, and holding occupancy to the number on the certificate. Done properly, a house, duplex or condo here can run as a weekly or nightly vacation rental.
Where guests come from
- Coquina Beach. Manatee County runs Coquina Beach at 2650 Gulf Drive, Bradenton Beach, and the city code also covers Coquina Beach Park and Cortez Beach Park.
- Bridge Street. The city’s code includes specific rules for Bridge Street’s sidewalks, outdoor dining and parking, and the street is a stop on the free Anna Maria Island Trolley.
- The trolley. That trolley runs Gulf Drive from Coquina Beach to the Anna Maria City Pier every 20 minutes, from early morning to late evening.
- Cortez Bridge. The city’s home page carries project updates on the Cortez Bridge.
- Air access. Sarasota Bradenton International Airport is the nearest airport.
Bradenton Beach short-term rental rules
Section 59-2 allows transient use of residential property “as allowed by State Law” once three licenses are in place: a DBPR license under §509.241, a municipal business tax receipt, and a city TPLE license. The city defines a TPLE the way the state does: a unit rented more than three times a year for less than 30 days or one calendar month.
Section 59-6 sets the operating standards:
- Occupancy. Under the “modified 2+2 rule,” occupants may not exceed the certificate of occupancy or the DBPR license, whichever is less, and total persons may not exceed twice the certificate-of-occupancy limit.
- Safety. Older pools and spas need a safety inspection before licensing, and older structures need a smoke detector inspection, with a fire extinguisher in a common area.
- Trash. At least one trash can per two bedrooms, weekly collection and side-yard pickup.
- Contact. The operator must be reachable by phone 24 hours a day, and the rental agreement must state occupancy, parking and trash rules.
Exterior identification labels and interior notices are required under §59-5, and the code also points owners to sea turtle nesting season rules.
Taxes on Bradenton Beach vacation rentals
Florida’s 6% sales tax applies to stays of six months or less (§212.03), together with any applicable county discretionary sales surtax. Manatee County’s tourist development tax is 6% (§125.0104), filed directly with the county according to the DR-15TDT chart (R. 10/26).
