ExploreLakeland
Lakeland books on its own calendar: Tigers spring training, the SUN 'n FUN expo, Florida Southern College events and a large regional hospital.
ExploreLocal vs. national
The Sanford advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Sanford around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Sanford
Sanford is the Seminole County city on the shore of Lake Monroe, north of Orlando. Two transport hubs set it apart: the city has its own international airport and the Florida end of Amtrak’s car-carrying train.
Property management in Sanford covers all three kinds of renting. Short-term rental management suits travelers on a one- or two-night stop, Airbnb management fills the weekends around downtown events, and long-term leases suit homes in neighborhoods where an annual tenant makes more sense.
Where guests come from
Orlando Sanford International Airport (SFB) is in the city, and its announced routes include BermudAir service to Bermuda. A night close to the terminal suits guests flying in late or out early.
Amtrak’s Auto Train runs daily between Lorton, Virginia, near Washington, D.C., and Sanford, carrying travelers with their cars, motorcycles, small boats and other vehicles. Travelers who arrive with their own car can use a rental as a base before driving on.
Downtown, the Sanford RiverWalk runs nearly five miles along Lake Monroe, and its final phase connects to the 210-mile Florida Coast-to-Coast trail and completes a 26-mile loop around the lake. The Central Florida Zoo & Botanical Gardens at 3755 West Seminole Boulevard brings family day trips and seasonal events such as Zoo Boo Bash.
Sanford short-term rental rules
Inside city limits, the state rules are the starting point. A home rented more than three times a year for under 30 days is a transient public lodging establishment under §509.013 and needs a DBPR license under §509.241. We found no vacation rental registration chapter in the city code as published on Municode, so we confirm the zoning and any HOA or condo rules for each address before listing.
For annual leases, Sanford’s rental property registration applies. Code §18-132 requires owners of single-family and two-family rental homes in the city to give the city their address and phone number. Owners living outside Seminole County and its neighboring counties must name a local agent who lives in that area to receive the city’s notices.
Homes with a Sanford address that sit in unincorporated Seminole County fall under the county’s vacation rental rules in Land Development Code §30.6.16. They require registration with the county’s third-party vendor and yearly renewal, two overnight guests per sleeping room plus up to four children under 13, posted emergency information and a “Transient Occupant Information” binder in the home.
Taxes on Sanford vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Seminole County’s 1% discretionary sales surtax on the DR-15DSS for 2026.
Seminole County’s 5% tourist development tax is listed on the state’s DR-15TDT chart as collected by the county, so it is filed with Seminole County rather than on the state return.
How Florida Hosts manages Sanford rentals
In Sanford we set up the state license and county tax accounts, check whether the address is in the city or unincorporated county, and price around airport and Auto Train arrivals.
Our Airbnb management covers listings, pricing and 24/7 guest communication, and our own cleaning and maintenance staff handle turnovers. The management fee for Sanford short-term rentals is 18–25% of booking revenue, with your rate given in writing. Mid-term and long-term rentals are managed with licensed brokers for the leasing, including the city’s rental registration, and a free rental projection arrives within one business day.

The rules
Sanford vacation rental rules
Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Sanford address — license, registration and building rules — before a single guest books.
Rules change, so always confirm the current position for your address — we will tell you exactly what applies.
- In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.Fla. Stat. §509.013(4)(a)1 (2026)
- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.Fla. Stat. §509.242(1)(c) (2026)
- Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).Fla. Stat. §§509.013(1), 509.241(1) (2026)
- A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.Fla. Stat. §509.032(7)(b) (2026)

Common questions
Sanford vacation rental management — FAQs
Is Airbnb legal in Sanford?
The state rules apply: a home rented more than three times a year for under 30 days needs a Florida DBPR vacation rental license and tax registrations. We found no vacation rental chapter in Sanford's city code as published on Municode, so we confirm the zoning and any HOA rules for each address before listing. Seminole County's vacation rental registration (Land Development Code §30.6.16) covers unincorporated Seminole County, so it matters for homes with a Sanford address that sit outside city limits.
What taxes apply to short-term rentals in Sanford?
Stays of six months or less carry Florida's 6% sales tax (§212.03), Seminole County's 1% discretionary sales surtax (DR-15DSS, 2026) and Seminole County's 5% tourist development tax (DR-15TDT), which is paid to the county.
Do I need a local contact for a long-term rental in Sanford?
Sanford Code §18-132 requires owners of single-family and two-family rental homes in the city to give the city their contact details. Owners who live outside Seminole County and its neighboring counties must also name a local agent, over 18 and living in Seminole or a neighboring county, to receive notices from the city.
What does Seminole County require of vacation rentals outside city limits?
In unincorporated Seminole County, §30.6.16 requires registration with the county's third-party vendor before operating, renewed every year, with the DBPR license, Department of Revenue registration, a county tourist tax account and a local business tax receipt. It caps overnight guests at two per sleeping room plus up to four children under 13, and requires extra parking for homes with more than four sleeping rooms.
