Where we manage in and around Tampa
Every area, landmark and institution around Tampa has its own demand profile and guest mix. These are the ones we manage into.
Bradenton Beach
Bradenton Beach, on Anna Maria Island, permits transient rentals once a property holds a state DBPR license, a city business tax receipt and a city TPLE license.
ExploreClearwater
Mainland Clearwater has spring training, Morton Plant Hospital and a rebuilt downtown waterfront, but its residential zones require rentals of at least 31 days or one calendar month.
ExploreClearwater Beach
Clearwater Beach is part of the City of Clearwater.
ExploreDunedin
Dunedin keeps rentals under three months out of its residential neighborhoods, so short stays here belong in the tourist, business and downtown districts, and seasonal leases fill the rest.
ExploreHolmes Beach
Holmes Beach, in the middle of Anna Maria Island, requires a vacation rental certificate for every rental and sets minimum stays by zone: 30 days in R-1, seven nights in R-2 to R-4.
ExploreIndian Rocks Beach
Indian Rocks Beach allows vacation rentals in its residential districts but requires yearly city registration, inspections, and occupancy caps of 10 guests, or 12 in the CT district.
ExploreMadeira Beach
Madeira Beach bans rentals under six months in R-1 and under three months in R-2, and lists vacation rentals as a permitted use in its R-3 medium-density district near John's Pass.
ExploreSt. Pete Beach
St. Pete Beach writes its rental rules district by district: no transient use in the RU and RLM zones, three short stays a year in RM and Pass-a-Grille, and hotels and resort condos for nightly guests.

The Tampa advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Tampa around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Tampa
Tampa is a working city first, which shapes who books. A typical guest is a cruise passenger, a family visiting a patient, a consultant on a downtown project, or a group in town for a weekend at Busch Gardens Tampa Bay. That mix keeps weekday and weekend demand from depending on a single season.
The housing stock is mostly single-family homes, townhouses and condos rather than resort pool homes. For an owner, that means property management in Tampa is about clean, reliable turnovers, quick replies to guests and pricing that follows events, sailings and hospital schedules. Our short-term rental management is built around those three things.
Where guests come from
- Port Tampa Bay. The port operates three cruise terminals about 15 minutes from Downtown Tampa’s Channelside District, and the central terminal sits on Channelside Drive. Pre- and post-cruise nights are a steady source of bookings.
- Tampa General Hospital. TGH describes itself as the area’s Level I trauma center, treating critically injured adults and children. Families of patients and visiting clinicians need somewhere to stay nearby.
- Moffitt Cancer Center. The Magnolia campus is on the University of South Florida campus in north Tampa, and Moffitt holds National Cancer Institute Comprehensive Cancer Center designation.
- University of South Florida. USF brings parents’ weekends, graduations, visiting faculty and USF Health staff.
- Ybor City and the Riverwalk. The city describes Ybor as a designated national historic landmark district, and the Tampa Riverwalk ties downtown parks and museums together along the water.
- Air access. Tampa International Airport is run by the Hillsborough County Aviation Authority and serves the whole Tampa-St. Petersburg-Clearwater area.
Tampa short-term rental rules
Every vacation rental in Florida needs a license from the DBPR Division of Hotels and Restaurants under §509.241. The state counts a unit as transient public lodging when it is rented more than three times a year for under 30 days (§509.013).
When we searched the City of Tampa Code of Ordinances in October 2026, it had no vacation rental registration chapter. Under §509.032(7)(b), a local government cannot ban vacation rentals or limit how long or how often they rent unless the rule was adopted on or before June 1, 2011.
That does not make every Tampa address eligible. Condominium declarations and HOA covenants are private contracts and often set minimum lease terms, and zoning can matter for unusual property types. We read the documents for each home before taking it on.
Taxes on Tampa vacation rentals
Rentals of six months or less owe Florida’s 6% state sales tax under §212.03, plus any applicable county discretionary sales surtax. Hillsborough County adds a 6% tourist development tax, authorized by §125.0104.
The Department of Revenue’s DR-15TDT rate chart (R. 10/26) marks Hillsborough’s tax as county-collected. That means two filings: state tax to the Department of Revenue, and the tourist tax to Hillsborough County. We confirm which of these each booking channel collects before setting up an owner’s tax accounts.

The rules
Tampa vacation rental rules
Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Tampa address — license, registration and building rules — before a single guest books.
Rules change, so always confirm the current position for your address — we will tell you exactly what applies.
- In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.Fla. Stat. §509.013(4)(a)1 (2026)
- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.Fla. Stat. §509.242(1)(c) (2026)
- Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).Fla. Stat. §§509.013(1), 509.241(1) (2026)
- A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.Fla. Stat. §509.032(7)(b) (2026)

Common questions
Tampa vacation rental management — FAQs
Is Airbnb legal in Tampa?
Yes, subject to state and county rules. Florida requires a vacation rental license from the DBPR Division of Hotels and Restaurants (§509.241), and the City of Tampa Code of Ordinances published on Municode had no vacation rental registration chapter when we checked in October 2026. Zoning, condo and HOA rules still apply by address, so we check each property before it is listed.
What taxes apply to short-term rentals in Tampa?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any applicable county discretionary sales surtax, and Hillsborough County's 6% tourist development tax (DOR form DR-15TDT, R. 10/26). DR-15TDT lists Hillsborough as a county-collected tax, so it is filed with the county, not the Department of Revenue.
Do travel nurses and medical guests rent in Tampa?
Tampa General Hospital is a Level I trauma center and Moffitt Cancer Center's Magnolia campus sits on the University of South Florida campus, so medical staff and patient families look for furnished stays. Those bookings often run a month or longer, which is why we manage mid-term rentals here as well as nightly ones.
Can you manage a Tampa rental for cruise guests?
Yes. Port Tampa Bay runs three cruise terminals near Downtown Tampa's Channelside District, and many guests book a night or two before or after sailing. We price and schedule around that pattern for homes close to downtown.
Do you offer long-term property management in Tampa?
Yes. Annual leases are handled with licensed broker partners for the leasing side, while our team covers maintenance and owner reporting.
